The road keeps getting better. The last time I made the drive it was 2.5 hours from the toll booth in pp to my house. Granted... It was 2 hours just to get from riverside to that toll booth...

I've made in < 3 hrs just once & that was 2.5 from PNH. The guy was fast but somehow didn't take a lot of crazy chances. Stupidly, I threw his card in with 25 other driver's. He lives just down the street from me somewhere too. In a cab it's always been right around 4 hrs from the Riverside for me. Usually I'm on Giant Ibis and SHV-PP it's 4- 4.5 in the morning & closer to 5 for the afternoon trip because you're dealing with the garment factories changing shifts. Mekong Express is even worse in the afternoon since they cut downtown and always get caught in brutal traffic - 5 hrs. PP-SHV is always 4.5. On the big bus 5-5.5, but 7 hrs was not all that unusual depending on the # of piss breaks and # of people the stop to pick up..

Thanks for all the words of praise and encouragement guys.

I have made a few mistakes, including not realizing the lack of character in many of the expats in Sihanoukville.

Yes, Victory Hill has seen it's better days, but at least you don't have to worry, as much, about being stabbed, as you do on Orcheauteal these days. What's that I hear you thinking "People shouldn't take any notice of warnings issue by the US Embassy"? Nor should they believe most of the crap they read in forums.

There is development and redevelopment happening all over Cambodia and I've still got, arguably, possibly the best ocean and island view in Sihanoukville.

Queenco are still pressing ahead with extending and developing both the building on the beach and the one behind it.

Apart from the new Khmer mansion across the road from my place, the King of Cambodia has been doing work on a place near the beach road that run up Victory Hill.

Oh, Golden Rooster, just up the road, the building, is for sale for $1.7million and the business for $80,000, rent was $2,300 per month, but I think Roy might be asking a little more. You won't own anything, in the building, if you're buying the business, unlike my place, where I own everything in the building, which is included in the sale price. If someone wants to refurnish the building themselves then we can negotiate a lower price.

I do have someone who sees the potential and is interested in buying the business, he'll hopefully be back in Sihanoukville in September. I don't think he's thinking about buying the building, but that option is written into the current transferable lease. That said, it shouldn't stop interested parties coming an taking a look for themselves.

Sihanoukville won't take off until a real airlines starts flying here. This property as housing for expats I can see making it, as a guest house, no. Crappy road out front, downhill from a downmarket section of Snooky, upside is victory hill bars for the punter lifestyle (thus good for expat housing) and you can walk to the beach, but the beach is taken by business so more difficult to access. Not having a gen set is a minus, but with the new Chinese power plant that's almost a mot point.

I'm guessing the only person stupid and permanently drunk enough to post this is [Dave], Im surprised he hasn't been posting here about visiting him at The Spot at the far end of Orcheauteal Beach, where he aspouses to be the manager. When talking with him about his history of success, don't forget to ask him about Cafe Lina.

We don't get a lot of guests who want to ave a flutter in the nearby Casinos, but we do get a few and as much as with pretty much all the places in, oh so seasonal, Sihanoukville, we do have fan rooms for $8 and even less in the low season, all of which have windows, unlike many other places nearby, we have more expensive air-conditioned and seaview rooms, all of which are more expensive, but still value for money in the high season.

Getting back to moronic comments about supposed serious offers, and I don't mean to speak ill of the dead, but, the supposed serious offer he's talking about cam from a Italian/Australian Mafia conman on the run who spent 6 weeks here where I, before finding out who he really was, made every effort to explain not just about the business, but Sihanoukville in general. It was fater 2 weeks he made me an offer, of $40,000 for 49%, saying he wouldn't be able to give me all the money for 2 months, and wouldn't be able to give me 10% for 1 month. I asked him if he could give me $1000, then, to which he responded he should be able to do. Trying to cut a long story short, he initially gave me a couple of hundred dollars, day after day saying he'd give me the balance soon and over 3 weeks manged to give me a whole $700. In that time he promoted himself as my investor partner to people around Sihanoukville and as the front man for a group of investors, making offers on other business, no money down. My wife was pregnant and getting very close to giving birth and very concerned about what was happening. That's when he moved into the place next door, to be barman for $50 per week, free food, drinks and accommodation. This was when the balance of $4000 was due. Day after day, it was coming, but he started to quibble about the amount he'd agreed upon and how much would be available in a few days. At that stage I said, "If you want to call it quits, let's call it quits." It was also at that time some one asked me what I really knew about him and suggested I take a look on line. I did and couldn't believe what I found. Articles in the Sydney Morning Herald and other newspapers and footage on Yahoo7 of how he'd recently been sentenced in abstentia by Italian courts to 25 years in jail for his involvement in in the trafficing between 2002 - 2004 of 500kg of cocaine from Columbia, through Italy, to Australia. In 2006 he had moved from Melbourne to Queensland, where he had left a trail of debts and failed businesses. The reporters in Australia were asking if an extradition request had been sent/recieved. The penny dropped, he was a mafia conman, on the run, hoping he would be safe in Cambodia. As a warning to other people in Sihanoukville, I posted "Sihanoukville attracts the nicest of people" and a link to the articles and reports I had found. One in a Sihanoukville online forum and one on a Facebook page for expats in Sihanoukville. I ended up being banned from both, which I think speaks volumes for the people running them. That's when the late mafia man and his newly aquired friends and fools decided I was the devil reincarnated and to cast aspersions about me to distract potential prey from their own ill buisness practice, and making it as difficult for me to sell the business, with the posting of crap. They don't seem to have the brains, that if they want me out of Sihanoukville, they shouldn't be doing things to stop me selling the business. KARMA , bitting who in the ass? Unfortunately or not, many of the people who know I'm an honest, reliable, hardworking, caring, creative lateral thinker and family man, don't read forums like this and if they do, don't get involved. I guess it's time for those of lesser character to respond and post more crap?

Always them, never you... right? Of all the expat owners in S'Ville you're honestly the one I've heard the most shit talked on by several different crowds (many of whom also don't like each other, so it's not like it's all one special club). As for the dangers of the Hill vs Orch... instead you'll be fucked off by $5-7 tuktuk drivers who know you have no other options at night. They're what's killing the hill more than anything... no one wants to go because they know they'll get screwed on the way back.

You must have never gone to Victory Castle or Queens Hill... they both blow your view away by a mile. Sure, you're offering different level services... but I'm not convinced you know what the word "Best" means.

I'm always amused when expats have been in Asia so long they start using the model of pricing a place based on what other places are "for sale for" and not what other places "have sold for". That's just not how appraisal works... ask an appraiser. And there's a reason those places, and yours, are "still" for sale.

A sucker born every minute. I mean the very reason you're trying to sell, from what I have seen of your FB posts, was because of the difficulties of staying profitable (though not surprising when instead of addressing negative reviews and fixing problems you attack the reviewers and try to get TripAdvisor to just take them down) in your location and with your business model is it not? So... when one buys/sells/starts a business the general evaluation is "how long for the payback?". With your place, operating at the profit levels you do/did this last year, how many years until someone paying your asking price is paid back on their initial purchase? Longer or shorter than the guaranteed lease period? The reason that last question matters is because that's the point the owner of the property could essentially force a leased business to close by refusing to re-lease... so you can't "promise" an expectation beyond that point.
