I'm betting the app is completely disjoint from the Immigration dept main DB.
My plan is simply to 'check out' when I leave the country for whatever reason; and check back in when I come back - whenever checking in, you have to submit the visa #. When I get a new visa (January for me sorry) I will check out & check back in immediately with the new visa #.
Should note that I did self-registration via a secondary Android budget mobile device I barely use, so I'm always in control of my own check-in/out & not reliant on anybody else.

I'm planning to have myself and my family out of here before my current visa expires. With this in mind is there any reason for me to register with this app?

That depends. Will you need to renew your visa before you leave?
Also, if you get a visit they will make you sign up there and then.

I had a visit and I'm not signed up. My landlady gave us a choice because she's "in a position to be able to" and knows we're planning on leaving before my visa expires anyway. We should be able to leave before the visa expires, we're just waiting on visas for our next destination then we'll be gone and will just come back for visits to see my wife's family.

It depends on how much time there's left on your current visa and how confident you are the current closures will come to an end, without any new closures / lock downs in the future.
Unless you have 11 months left on you visa I would not take the risk. Negative consequences are potentially pretty bad with new visa refused, thus overstaying, etc etc.

The FPCS app has been updated to allow editing, just looking at it now. (Previously if you made a mistake in entering your name, it could not be changed) However where does that screen with the green tick appear, is it on the app?

Yes it is. There is a search button within the app. This allows you to check if you are registered or not.
