Sihanoukville might well become bigger than temple town, but it’ll never be the tourist destination compared to Siem Reap. Crappy gambling Mecca to attract hordes of mainland Chinese, yes. Even Las Vegas has a pirate ship, tiger show, skyscraper ride, New York, Paris, and Venice. Worldwide cultural attraction, never.

i seriously doubt it will get the numbers of Tourist SR attracts
nor will Sihanoukville ever rival Macau

I checked the hotels booking websites and prices are similar as before, so what prices are rising ? Maybe for long term ?

The big and obvious changes are in Sihanoukville. Many of the hotels you are looking at online no longer exist. Others have been sold or rented longterm to Chinese businessmen for their Chinese workers or customers, so they are not available. Rising prices ? Property and rental homes in Sihanoukville have become too expensive for anyone working on Cambodian wages.

Otherwise, if you are a tourist, I don't think hotel prices have risen in other places in Cambodia. It's the wet season right now, so hotel prices should be low everywhere.

A couple examples in Sihanoukville....

Down the end of Karaoke Street was a block of apartments rented out mostly to expats with a monthly tariff of around $150 a month. Chinese bought the building and upped the rent to over $300 a month.

One particular guesthouse I know there previously charged $18 - $22 per night per room less than a year ago. It's location makes it handy to a number of casinos. Lease of guesthouse taken over by Chinese recently. Overnight room rate now starts at $30.


The main price increase is real estate. With Chinese investors looking for land to develop casinos, the price they pay is far beyond what locals or expats would pay. There was an old guesthouse (beachfront) at SHV that was up for sale with an asking price of around half a million. Chinese investor took a look and owner sold it to them for almost 2 million.
