I’m staying in a hotel and some people have bought them. I can hear people taking and waking around upstairs. Crap quality.

It's out in the boonies. Just look at how tiny that bedroom is. Barely enough room for a double bed and no room for any nightstands. The door almost hits the bed and the other side is pushed up against the wall. What a joke.

Bedrooms are tiny, but in the boonies? 7-10 minutes from BKK1 and 10-15 minutes from Vattanac. That area is booming in sense that biggest Aeon, Makro + few other malls opening up in next 2 years. At least three big international corporation headquarters opening there too that bring thousands of jobs in that area. One of the them being Aeon. Plus all the other office towers under construction. And not to forget in master plan the (airport) train connection will be going on that street in future too. And there is rumour that Vietnam train terminus and Phnom Penh main bus hub would be built that area too.

Get real. It's one of the better condos out there by one of the best/most forward looking developers. Literally 10 minutes to TTP.

Ha ha, maybe the boonies was a insult to far, but it is still the boonies to me.

I can get to an Aeon and Makro already - but rarely go. More malls are just more of what is already here. I can get to BKK1 and Vattanac in 3 minutes. Office towers do nothing for me, especially during construction. Airport runs are once in a blue moon and I have no desire for a train ride to Vietnam; one trip on the train to Kampot was enough.

That's just today I think. During any normal day your numbers seem extremely optimistic to me. I'm at the corner of 125 and 214 now and Google map tells me 11 minutes. That's during the quietest day of the year

Yes, the apartment is small, and squeezing a "full" two bedroom apartment into 55 sqm is optimistic to put it mildly. On the other hand expecting a 300 sqm high quality penthouse for 75k is also unrealistic.

If anything this post shows it can be pretty difficult to unload a condo if you want to at a decent price. That's why I would rent instead of buy.

If that is the one of the best it just goes to show just how terrible the housing stock is. A poky little box that has lost 25% in value.

I used to live around there pre-covid for few months and mid day and evenings it took about that time to get BKK1 and Vattanac on a scooter. Did those trips basically daily. Of course during normal peak hours, you can double the time and if you are driving a car add some minutes to both non-peak and peak times too.

I doubt its even a official measured 55sqm unit looking at this tiny bedroom. Any floor-plans available? Again seems there is another tower right besides this tower blocking the views for about 50% of the units. Comes across as a very local architectural building design. Imagine they asked 100k USD for that wow.
