Sir Duncan, we are not interested in the "sexpat" crowd, there are plenty of horrible dives for them to slum about in, and I doubt if they are very sensitive to their environment, as they spend most of their time at establishments where the carpets are crunchy to walk upon. We expect discreet behaviour and payment for your guests breakfast, which can be paid later so it looks nice for your guest.

Is it only open for long term residents, or can people go there for short holidays. I think being available for short stays would be beneficial, so you get more customers, and so people can check the place out if they are considering staying long term. Some may live somewhere else, and want to have holidays there from time to time.

Also as duncan mentioned, most retirees in Cambodia ( thailand as well) are guys and /or couples, few single women, so even old guys want females companionship sometimes..ur seriously going charge for a simple breakfast ( $5) for his overnight guest??

If people wanted that then they would not rent a place here and would no doubt just rent a normal apartment. This is an option that may suit many people and as there isn't currently something like this, I daresay and untapped market. There are plenty of guesthouses for holidays and short term, plenty of properties for rent with cooking facilities (and a lack of these reduces any accidental fires I am sure).

Good on you Whit, I think it seems a great idea for the right people, ignore the armchair business brains. it sounds like you have got it all worked out, no need to be all things to all men, you have a niche and are selling it as such, for those it is not appropriate there are other options

I agree with angkorjohn. You’re basically charging 25-30 a night for a decent room, food, utilities, maintenance, cleaning, and basic medical care. Tack on a small fee for laundry and it sounds like everything’s taken care of.

Yes, I think a private hotel with a community feel along the lines of member Timmydownawell's description of 'Best Exotic Marigold Hotel' to my mind sets it apart. I was thinking too that medical could/would be important for long term stayers and apart from the basic medical stated (I suppose that needs to be defined) that having reliable referrals and contacts for further care would be another factor that would appeal to potential residents.

I think you are priced well and have a product that will be well received. There will always be someone who wants the Raffles experience but is only willing to pay hostel prices. You can t please everyone and some people are never pleased. At prices of 1/2 to 1/4 of the cost for the same care in Canad, I can t imagine anyone wanting to be shut in at -30c if they are healthy enough to travel and still have a twinkle in their eye. It is a god idea. A few years ago it was said that Australians were looking at doing old peoples homes in Bali but nothing came of it. The EU has old people living in old peoples homes in warmer climes I believe. I think there are more than 20 of them.
You would not want to be in one in Australia, very expensive, terrible food, not enough staff etc etc. The allowance for meals is $6 a day or something. A member of parliament gets $182!
The Australian single pension is about $1200 a month US so the prices for this place are reasonable. But the sort of people attracted to Cambodia are drug smoking drunks who like taxi girls so the place would end up looking like the Walkabou....
