OK place with 2 bedrooms near Pencil - $300
My old landlady is trying to rent a unit in her block.
The Pros:
It's spacious (about 110 sqm) and has a lovely balcony.
Big kitchen
Nice fridge
Nice washing machine
Two nice wooden beds (but no mattresses), one super king and one king sized
Khmer style but at the high end of that category
High ceilings
Large communal roof space (but no infinity pool)
Nice landlady who fixes things quickly and returns deposits
Good neighbours
Secure, all night security guards nearby, I lived there for 4 years and no incidents in the entire block
OK external walk up behind locked gate
Air con in both bedrooms (but not inverters)
No dodgy electric metering
Good location near Pencil supermarket (the one on st 214)
Free moto parking
The Cons:
Long walk up (49 steps) but compensates for lack of gym
Expensive electric at 1200 riel per unit. But I usually paid around $40-50 per month using AC for one hour per day.
Small bathroom (but has water heater)
Rip-off rubbish charge of $10 per month
Major construction site nearby
No local market nearby and Pencil is not so good
No photos, it's worth a look if you think it might suit you. Oh, and she also has a shop unit with mezzanine living space on the ground floor, $750 I think.

I usually run at-least one aircon 18 hours a day will my monthly aircon bill become 18x40 usd?

The location is good, safe, and close to everywhere.
49 concrete steps x 2 every day, knee injury or never wanna go out lifestyle. This includes carrying drinking water 49 steps up every day.
$2.73 per sqm may or may not worth it depending on how you treat yourself.
For aircon lovers, it will be a similar price to stay in a 5 star hotel. For people with desktop PCs as well as they consume power significantly. I would expect from a jealous opponent a better property instead of a wannabe swot analysis show. And no photos, definitely not fishy but amateur. Your jealousness makes sense now. I recommend you work harder, find a better property, and see how professionals advertise the property.
Is this Khmer style high-end property built according to any fire code such as NFPA or British Standards or just we'll understand it after seeing people die from smoke in the first 15 minutes of fire?

Price is not good, life is not so cheap.

quick math: 18 hours per day X 2000 Watt (probably less as its not always running at FULL power)x 30 days x 1200 riels per KWH = 324 $ per month (at 4000 riels per $)

I don't have Air Con, never have, but I seem to recall most A/C users saying that it costs them around a dollar a day, not a dollar an hour.

That's the kind of way I have always worked out air-conditioning, $300 per month. I wonder like you have quoted 18 hours per day! If you left it 24 hours continued running, if there would be a difference in the monthly cost, being that starting up the aircon is that of the most costly.
I have not had the luxury for a long time, but I save the aircon for the getaways too hotels.
