Hi,

I'm currently living in Hua Hin, Thailand in a townhouse, it's got a large ground floor living room with a decent sized kitchen at the back, three floors, the top 2 each with 2 bedrooms. So a 4 bed total with a nice large living room and kitchen.

This house is too big for me so I don't need the same size but it's only 15,000 Baht a month which is pretty cheap around these parts, I only really need 2 bedrooms in Phnom Penh, one for sleeping and one for an office so I could do without the bed in bedroom number 2.

I need a good internet connection and air conditioning in every room and not a sky high electricity price charged by the landlord.

I would like a decent sized living room and preferably also a reasonable sized kitchen - what I've seen in various friends apartments over the years would be more suited in a hotel room, a kitchenette, not somewhere to cook food in a place you're staying for months.

So I'm coming to Phnom Penh in around a month. I have no idea what area to live in, or whether I should get a house like I have in Thailand or an apartment.

I will definitely keep the place in Thailand and the new one in Phnom Penh alongside each other for the next couple of years and will spend approximately 6 months in each country.

I'm doing this due to uncertainty around new tax rules introduced in Thailand so I need to be non resident in Thailand in 2024 and 2025 and I've been to Phnom Penh a few times before but not for a long time - 15 years ago or something like that.

Nice hose/villa or decent sized apartment with more than a tiny little kitchen in the corner.

My budget is flexible but I don't want to rent one of these extortionately priced places I see advertised for many thousands of dollars a month all over the web - I suspect Cambodia real estate is similar to Thailand - anything advertised online bears no resemblance to the reality on the ground.

So when I come at the end of the month / early May I will stay as long as it takes to find and rent somewhere.

Any thoughts or suggestions so I don't get ripped off at every step ?

Rentkh.com is a pretty good place to search. I live in Tuol Kork and love it. Far away enough from the BS, but close enough when I need a little BS.

This is part of the problem, I've only ever stayed a few places around Riverside when visiting before so I don't know where I'd like to stay.

Probably something reasonably central as I'll be taking tuk tuks everywhere, no plans on getting a car or bike.

I've been digging around on the web looking for different areas which all seem to be priced very differently, from like $500 to $5000+ a month but I guess there's no substitute for 'boots on the ground' no matter how much advance research you do...

Tell people what you like to do when outside of home. Do you want to live near western restaurants, expats bars, do you like to walk around, you want to be in urban setting or more greenery around, etc.. I'm sure people then can suggest neighbourhoods.

Riverside, BKK1/2/3, Russian Market area, Toul Kork, Chroy Changvar are the neighbourhoods where most western expats live.

But what I would suggest, when you come, take an few airbnb apartment for 4-7 days in couple of locations to see which one you like. Then after couple weeks contact agent and tell what area you want to live, your budget and your needs and they will find you suitable place.

Just asking, does it have to be PP?
if you enjoy Hua Hin, u might find kampot a decent place to live
On the river, lots of good eating, biking, grocery stores, fresh air, inexpensive ( finding a 2 bedroom house for under $400 would be easy) which would be impossible in PP.
Only 2 1/2 hours to PP> 30 minutes to Kep beach
might be worth a look

Don't want to spoil the fun but there's better spots than Phnom Penh I think if you plan to stay >= 6 months
