Well, it does raise the question that if they are selling like hotcakes as the OP claims, and primarily buyers from the PRC, why the need to come on this site?
Why would a non Chinese expat want to live in a place like Chinaville that is overrun by Chinese? Wait, I get it it, for investment only...rent it out to Chinese, 20% return and paid off in 5 years...
Or, maybe OP is hoping to sell at inflated price to gullible expat who believes the sing song and will buy through fear of missing out in making mega $$$$

Risky stuff
Hopefully the developer does the right thing wrt quality of construction and actually completing the project on time and on budget.
Then you've got various sovereign risks. Will Cambodia's main financier, China, continue to pour money into Cambodia, or are they facing an economic slowdown themselves ?
Will the roads/drainage/sewerage ever get done to a standard that lasts more than one or two wet seasons ? Water supply from Kbal Chai, can that keep up with development ?
SHV could be anything from a glittering mini Macau in five years time, or a total mess of half finished buildings and non functioning infrastructure.

Guys, cambodia is not child molesters cheap lands anymore. It is a developing country. Prices are quite normal except for the “barang” who bargain to buy 1 kg of mango from 4,000 Riel instead of 5,000 Riel.
This is developers’s second residence apartment project in Snooky. The first was CVIC apartments in Sihanoukville. Cvic Finished on time as promised and this is the second one. The construction already began. The owner is partner to Queenco Casino Fitness and Spa and has many businesses in Sihanoukville. Please feel free to ask for meeting to remove the doubts.

If this is indeed CViK Apartments the quality is probably one of the best in SIhanoukville. I look at buying a few years ago at the first one they built (this is number 3 I think) and spike to a young man (Millan?).
Didn’t buy but bought land instead.

Buying land is also good choice for investment. But these apartments are really good deal.

Not Hard Title...Hard Title is for land only, foreigners are not eligible. The units will be Strata Titled.* Foreigner freehold ownership (Hard Title in Your Name)

Probably the majority of members on this site have no wish to invest (joke) in what will turn out to be one of the largest PRC Chinese ghettos in Asia. The buildings will be sub standard, the plumbing a health hazard and the area a construction site for many years to come. Who wants to live in a construction site?
Now if you started looking around Cambodia for rental properties away from the Chinese and in nice areas (no PRC Chinese) you may have a business.
