Good luck with finding a 3-4 bedroom single level house with a garden or pool in SR!
I have only visited SR for short visits. Basically to visit Angkor Wat. Don't know the town that well. I doubt you will find a single level house with 3-4 bdrm in town. A single level house like that would be on a very sizable piece of land. Not including a pool or garden. You might be able to find one out in the sticks. If by chance you do find one in town, I think it won't be cheap!
I spend my time in PP. I don't remember ever seeing a one level house with 3-4 bdrm. For rent or not. I could be wrong.

I have one property that the agent is keen for me to sign up but I have been advised by several people not to do that.
The pool may be problematic but that's just a nice to have for when family visit.

Battambang is another possibility however I need to visit as information is scarce and I'm not sure about it's accuracy.
PP is a definite no no as I have no desire for city life whatever the country/continent is.

do not ever rent before you visit the property:
Cambodian construction is sub par and things go wrong often<
Make sure IF you do sign who is responsible for repairs/upkeep
an agent does not care at all about anything but renting property out and getting their commision and will lie to you

Agents will tell you what you want to hear, then when time comes to view accommodation (many of them) will take you to view properties which don’t fit your stated needs. They get commission and they will push properties which pay greater commission on you first.
It can be a very frustrating waste of time.
Your requirements are unusual, and you will likely have to compromise on some.

It's true, single level house with 3-4 bedrooms are not common in Cambodia. Especially if you want to have pool too. If you do find one, expect to pay big dollars for it. Also good to know is that even if house is a single level house in Cambodia, there is going to be few steps still. For example at entrance. Living room might be sunken 5-10 cm and so on. Houses in general are far from accessible. There are weird steps and kinks everywhere. You can find 3-4 bed single floor houses but I would think they would all be old Khmer places with no pool and very dark with small windows and loads of hardwood on the interior. Modern places which would have a pool/garden would invariably be 2 floors. That being said there are some, but they're not cheap.

If you walk up to a tuk tuk driver on the riverside and ask "Can you take me to Covent Garden" he'll say "Yes, get in."
Then he'll drive around aimlessly until you direct him where you want to go, knowing that at some point, you'll hop out and hand him money.
Real estate agents are no different. This guy's primary objective is that you meet up with him when you arrive and that he's there when you sign a lease so he gets a commission.
He's not going to tell you now "I'm aware of no properties that meet your criteria" because if he says that, you may start contacting other agents.
So everything is "Yes, yes, yes" and then he meets you when you get to town and shows you apartments that only kind of meet some of your requirements, until you capitulate and choose one and he gets the commission.
FWIW, real estate agents in the USA aren't much different. If you own a $500,000 house and start calling real estate agents about selling it, many will say "Hire me, I can sell it for $600,000."
So you hire them, they list it for $600,000 and then after a few weeks they say "Let's drop the price."
But they nonetheless accomplished their goal of cockblocking other agents and getting themselves hired by first telling you everything that you wanted to hear.
