Housing Market in Cambodia

Looking for an apartment to rent in Phnom Penh? We have you covered. This is a good starting point for expats who are in the process of moving to Cambodia to live and work. Finding a villa, condo, flat, or borey to stay in when you arrive is probably one of your top priorities. Check out our listings from the community! And if you have a house or apartment for rent, you're welcome to list it here for free. Kampot, Siem Reap, Battambang, Sihanoukville, and other provinces around Cambodia also have places to rent, but you might have better luck finding them on foot after you arrive, as the largest number of listings are in the capital city of Phnom Penh.

Real estate is more expensive in Cambodia than in Australia.
What is the evidence for this?
When you compare real estate prices, you need to compare prices in similar areas. The challenge is, the areas in Cambodia are not the same as areas in Australia.

Lets say you were to buy a house in the suburbs of Melbourne, Brisbane or Adelaide. If you were to compare that to buying a house in Phnom Penh. If the houses were a similar distance from the city center, and had a similar land area. The houses in Australia would be cheaper. Particularly when you consider the land area and the dollar exchange rate.
Can you show me a house in Sydney that is cheaper than this one in Phnom Penh?

$165,00 USD ($230,460 AUD).
That is a small house on a small block of land. Most houses in Sydney are much bigger. If you are telling me that a small house is cheaper than a big one, I already knew that. If you were to find a house in Phnom Penh which is a similar size to a house in Sydney it would be much more expensive.

You could find many properties in the Sydney metropolitan area which are less per square meter.
You're just wrong. Property in Sydney is more expensive than in Phnom Penh.

Just went to Melbourne, Keysborough, a piece of land (350sqm) cost 500k Oz$ with no house on it :( . It's like more than 1k/sqm, I think Cambodia is still behind. :assasin:

You can look for the very expensive properties in Australia and say they are more than Cambodia. If you look for value for money, you can find much cheaper properties in Australia. Particularly when many blocks and houses in Cambodia are small, and many blocks and houses in Australia are big. You can find properties which are less per square meter than Cambodia.

When I have bought properties, I have looked for value for money, not the most expensive.

It doesnt matter. If people want to continue debating, we can agree to disagree.

The key point is: If you had bought property in Cambodia 20 or 30 years ago, there were some bargains to be had. Real estate has gone up so much in Cambodia, that it is no longer a bargain. You would be better off buying in a country where there is rule of law.

This. In any event, I don't think you can ever really properly compare apples with apples vis a vie Aussie vs Cambo real estate.

Another important factor to consider in this though is the last time the $A was parity with the $US was May 2013...it was even $A = $US1.10 briefly in Sept 2011. Compared to then.. the $A is now $US0.72.....so that's 28% less buying power...that makes a big difference...although it can be argued that parity and $US1.10 are a blip in the long term average of exchange rate between the 2 currencies.

Of course, not an issue for US expats.

My questions are:

As I’m Barang I’m looking at PP, Kep, or Kampot. Can any one advise on land / house price comparisons?

Secondly my Khmer friends all suggest buying land and then have house built as it’s much cheaper, again any opinions or experiences much appreciated.

Thanks Roy
and these friends are suggesting you put the land in their name ?

I read somewhere that a long term lease (minimum 15 years) can be registered against the hard title at the Cadastral Office in Phnom Penh. I dont know how to go about it, or the costs. However it could give you proper legal control of the property assuming you use a khmer nominee for the hard title.

There's certainly a property bubble now, I'd get on it now rather than in a few years. Depends on where it pops, but that's down to our Chinese friends.

Idiotic reply as usual. I've bought/sold about half a dozen times so far and never been scammed. I must be extremely lucky or something. Anyone want to rub a 5000r note on me for good luck?

Anyways, I also suggest renting, especially at the beginning.
