Lets say you were to buy a house in the suburbs of Melbourne, Brisbane or Adelaide. If you were to compare that to buying a house in Phnom Penh. If the houses were a similar distance from the city center, and had a similar land area. The houses in Australia would be cheaper. Particularly when you consider the land area and the dollar exchange rate.

You could find many properties in the Sydney metropolitan area which are less per square meter.

Just went to Melbourne, Keysborough, a piece of land (350sqm) cost 500k Oz$ with no house on it . It's like more than 1k/sqm, I think Cambodia is still behind.

You can look for the very expensive properties in Australia and say they are more than Cambodia. If you look for value for money, you can find much cheaper properties in Australia. Particularly when many blocks and houses in Cambodia are small, and many blocks and houses in Australia are big. You can find properties which are less per square meter than Cambodia.
When I have bought properties, I have looked for value for money, not the most expensive.

The key point is: If you had bought property in Cambodia 20 or 30 years ago, there were some bargains to be had. Real estate has gone up so much in Cambodia, that it is no longer a bargain. You would be better off buying in a country where there is rule of law.

This. In any event, I don't think you can ever really properly compare apples with apples vis a vie Aussie vs Cambo real estate.
Another important factor to consider in this though is the last time the $A was parity with the $US was May 2013...it was even $A = $US1.10 briefly in Sept 2011. Compared to then.. the $A is now $US0.72.....so that's 28% less buying power...that makes a big difference...although it can be argued that parity and $US1.10 are a blip in the long term average of exchange rate between the 2 currencies.
Of course, not an issue for US expats.

I read somewhere that a long term lease (minimum 15 years) can be registered against the hard title at the Cadastral Office in Phnom Penh. I dont know how to go about it, or the costs. However it could give you proper legal control of the property assuming you use a khmer nominee for the hard title.

There's certainly a property bubble now, I'd get on it now rather than in a few years. Depends on where it pops, but that's down to our Chinese friends.
