I know a guy who built a house with his 'wife' . All title/ownership is in her name. But she gives him a 99 year lease. That was good thinking in case they split, which they did.

Wife or not, cannot you make an arrangement with Khmer in a similar fashion? In fact, you lease some land on a 99 year lease, and then build on it. Would that work?

You seem to be getting prematurely jaded, when you start to think everyone is out to get you it's probably time to move country. Learning Khmer won't help.
A lot of people who pay much more than the locals dont know it.

Talk to people who have bought several properties in Cambodia. They will tell you they paid more than they should have in the early days.

Talk to people who have had houses built. After building has started, the price goes up.

Talk to people who have put it in the girlfriend or wifes name, and she took it.

Talk to people when they come to sell property. Do they get as much as they hope for.

Particularly now. Real estate is more expensive in Cambodia than in Australia.

There is no need to leave Cambodia. I have chosen to invest in a little real estate in Australia. There are laws which are enforced in Australia. When I am in Cambodia, I pay by the night or by the month.

My advice to anyone who comes from a country where laws are enforced, is invest in your home country, not in a country with no rule of law.

I could talk about other scams.

I know of one piece of land where two different people have genuine titles to the same land. Somebody scammed somebody.

I know of people who have had land taken from them by someone rich and powerful. They dont pay compensation, they just take the land.

Check out this example. This type of thing does happen.

Tend to agree, especially now that prices in Cambodia have risen so much. The risk/reward isnt there so much now, compared to owning property in your own country where there's rule of law and you have rights as a citizen.

What do you consider. "the early days?" In 1998 my Khmer wife and I bought a plot of land slightly less than a hectare and had a modest but substantial home built on it. The total cost of both together was slightly more than $9000. The land was loaded with fruit trees, especially svay ktih jen and svay kao jen. I didn't buy it as an investment although it has become one. I bought it with the notion that if the marriage flew south at least my wife and kids would have a home. For an explorer you strike me as a man with no adventure in his soul.

When you compare real estate prices, you need to compare prices in similar areas. The challenge is, the areas in Cambodia are not the same as areas in Australia.

Lets say you were to buy a house in the suburbs of Melbourne, Brisbane or Adelaide. If you were to compare that to buying a house in Phnom Penh. If the houses were a similar distance from the city center, and had a similar land area. The houses in Australia would be cheaper. Particularly when you consider the land area and the dollar exchange rate.

You can go to remote villages in Cambodia, and buy land in the village or in surrounding farming area quite cheap. But you can go to remote towns in Australia and buy land cheaper.

You could also go to a smaller town in Cambodia, and compare it to a smaller town in Australia.

The price of real estate in Cambodia varies from province to province.
