Don't be fooled by spotting the ONE3SIX bar from the balcony view
It's always made sense that one would name a bar '136' when it's located on st 130..
This apartment is just down from the Noodle House on the corner of st 5 and 130..same side...approx above where the Splash hostess bar is.

I heard that too, about the soft titles in Daun Penh. Quite a few expats got the soft title and now can't sell to another foreigner. It's hard to get reliable information as most are reluctant to discuss their predicament.
Apparently, it can be done via a property holding company and then granting yourself a very long lease (like 50 years with another 50 years after that), but that route does sound expensive to set up and maintain, especially for a $50k property.
And, of course, they can always change the rules and stick you with additional annual fees or taxes which end up being the same as a rent.
You could put the money in Prasac at 7% and the interest will virtually pay the rent.

Yes, I thought 130.
One three six bar used to be on 136. The story goes that the landlord did not renew the lease and that bar was renamed Best 136 bar. One three six relocated to 130 but kept its name.

My first ever visit here was in an AirBnB. It faced the river between 130 and 118. 3rd floor. The alleyway was in street 130 and it was 30 yards of stinking, dark, uneven walk of hell, followed by a heavy stiff gate and a padlock. Then hateful stairs. When I moved here my one and only 'line in the sand' deal breaker was a street front entrance and a good stairwell. That removed 90% of the stock but I did find one.

Yes, company fees are high in Cambodia. A place like this only works if you are happy to put it in a Khmer name. The other thing with soft title is I understand that banks won't lend to buy them. My favourite aspects of this apartment are:
Enjoy a romantic dinner for two with panoramic views of the wall.
Face and over head levels of appliances for all your your drunken 1am reheating of yesterdays curry. Don't drop it
Barely enough food prep area to butter some toast (if you manage to get it out of the above-head toaster without dropping it on your head). Plenty of room given for a three ring burner! Should of put in a two ring electric one; clean, neater and safer and takes up half the space.
Waste of space. Should of put a counter top return under the window and then across to form a breakfast bar. You then get food prep, eating and a workspace - all in one. And then throw that awful table and chairs out of the window.
Delightful red velour curtains in the bathroom for all your mould creating needs. No shower curtain mind you.
Translucent bedroom curtains thus guaranteeing a rude awakening by 7am, every day of the year. Lovely after a night out until 2am.
