It's nice. Relatively close to town. Mix of countryside and city. Seems to be a popular place.

I live in Chreav!
The answer to your question will depend entirely on which street/area you are looking at. Siem Reap town is sprawling and many parts of Chreav are seeing lots of small scale construction (i.e. houses being built).
Some parts of Chreav are stunning with wonderful sunsets, views of rice fields and countryside. Other parts might have drunken oiks singing badly every afternoon, or swiftlet houses next to them.
Chreav doesn't have any ATMs or a supermarket. The local market certainly does the job if you need to buy meat, fish, vegetables and you can eat local style at home.
Getting into Siem Reap is not difficult. 5-10 min drive. But if you don't have a car, motorbike etc it can be a pain. Many roads are poorly lit and not ideal to come back along in the night.
If you are thinking of buying land/living long term then please consider that the beautiful view, tranquility that is in some areas might look very different in 2-5 years as more and more land is sold and construction begins...
