I'm moving at the end of this week, so putting my place up for my landlords. 

Have lived here for about 28 months, moving only because we want our own car park. I hate moving. 

It's a bomb site at the moment, so I will update the post with photos once we've cleared things out.

Features
  • 1 downstairs bedroom with ensuite, AC, cupboard, single bed and mattress
  • 1 mezzanine bedroom, no ensuite, AC, double mattress (no bed frame), shelving, mirror, desk
  • 1 weird room at the rear of the mezzanine. Could be a walk in closet, or a study. Or just stay empty and weird like it has for us.
  • 1 cute kitchen with ensuite. It's a weird top-of-the stairs kind of kitchen, so won't suit everyone, but it has a 2 burner gas cooktop, gas bottle, 2 sinks, some storage cabinets. A few pots and pans, old fridge. 
  • 1 large 4 x 8 living room with fairly ugly couches, 32" LCD TV, rattan/glass dining table and chairs 
  • 1 large 5 x 2.5ish balcony with plants and some rattan furniture (no cushions)
  • 1 rear balcony for washing machine. Machine not included
  • Digi cable installed, modem coming with me, so sign up or use the landlord's wifi and pay extra
  • Secure parking for 2 bicycles or motos only, though there is a neighbour 2 doors down who rents moto and car parking spaces in her rather large yard. $10/m for motos iirc.
Rent
Probably $350.
That's what they wanted when we moved in, but we took a long lease and paid 2 months security deposit, so got it 20% cheaper.  No rent increases while we've been here.

Utilities
Electricity: 1,000r/kWh
Water $5/month

Average electricity bill with 1 AC running ~4-6hr/day and 3 people doing electricity-consuming things, around $40/m November - March, and $55/m April - October.

Street 348 between 113 and 105 (Toul Sleng and Teuk S'oy / The Black River)
It doesn't smell.
Good road, quiet, safe, hasn't flooded since I've been here.
About 100m from several watering holes - Rubicon and Showbox, Flicks down the road, and a bunch of beer gardens, grilled meat and prohut joints a block south, cafes, mini marts in the surrounding streets. Great Korean BBQ down the road. 310 and 360 are full of dozens of new Khmer places selling all sorts of interesting things.

E2 flat upstairs is also available, probably the same price, but no balcony out front, and a weirdish outside bathroom. It's been empty a while.

Landlord is some kind of cop. Landlady runs a hair salon downstairs. 2 young kids.  Quite often beers and bbq going on, on any random afternoon, with a bunch of other cop-ish folk, and they're always hospitable and generous with the beers.

Overall it's a good place. Quiet, secure, and location is great and easy to get to all corners of the city from here. Landlord has been easy going and responsive when we've had issues. We'll see how getting back the 2 month security deposit goes.
