After 7 years I am moving and am posting here as a favour to a very good landlord.
The property is about 28m x 5m large kitchen and bathroom, 1 bedroom and a very large main room.
There are windows all down 1 side as it is an end unit, but it is not on a street corner.
It is located opposite Samaki market [Phnom Penh] and has vendors on the street until lunchtime so that will be both a blessing and a curse, depending on your views.
I will post photos once I've moved out in a couple of weeks. So consider this post an advanced notice of availability.

Rent is going to be about 150$ /month. (not confirmed yet.. I've been paying 140 since I moved in but I guess it will not be that price now)

Water and electric is 1500R each per unit.
No a/c.
It may be a little too basic for many but for some it might be of interest.

Thank you for the info, it might be helpful for someone I know moving to SR early nex year. Why I are you moving out if I may ask?

It's just as well there's no aircon if electric costs 1500 per unit.

Apologies for neglecting to mention the location more specifically.
JB has correctly identified the "Samaki Market" I referred to in my post.

I will also be making an informational post regarding moving costs/companies, boxes etc once we have moved as it may be of use to others in the future.

Since I am now posting from my computer, and not my phone, allow me to explain a little more about the apartment.

The market sellers who set up on the pavement directly under our frontage are there till midday so this will be great for some and a nightmare for others. The passageway was being jet-washed (or power washed if you prefer that term) by myself on a monthly basis as it does get a bit grubby. Nights and evenings are quiet with no dogs etc but the neighbours do occasionally play music till late but it is infrequent and stops around 10pm.
There are evening food vendors doing takeaway stuff on the other side of the market and there's an ABA bank at the corner of KampucheaKrom and Mao Tse Tung.
That junction also has a 4 way footbridge across the whole intersection so getting to the big Khmer school the other side of Kampucheakrom is rather safe and easy.

There are 3 places to store your moto and 1 of them has car parking too. $10/month for a moto... not sure of car parking costs. All 3 are a short walk away.


The landlord/lady allows me to read my own meters, note them down and ABA transfer the amounts each month though her english is almost non existent she does have a nephew who speaks perfect english and messages are relayed to him for translation.
The immediate neighbours who share the same access have all been there longer than me or almost as long and are lovely people.

Given all my praise above it would be natural to question my reasons for moving and to be quite honest it was a hard decision to make but I found a ground + 1st floor house that's in a very quite area that would be better for my growing children. They will be able to have a bike each now and playing outside will become a very desirable option.
Oh and I have detailed records, spreadsheet and written formats, of all monthly utility bills going back to day one of moving in. Though I am expecting a nice reduction in monthly cost for these when I move to being billed directly by the Electric and water companies. Also, I have seen many apartments like this one for $200+ /month but with lower utility charges so its 6 of one thing and half a dozen of the other to be fair.

I never really take any notice of this stuff although I should,I just rely on the landlord being reasonably honest.

If you use a lot of electricity it should be less than half that (730R) per kwh. If you use less it goes down, minimum ~500R
