If you were building a house and seeking pricing, what do you think is better.

Ask to have the whole thing and all the extras and wish list included in the price first go, or
Ask for the most basic project pricing, and then, after, begin to ask for itemized upgrades.

What strategy would result in the best price do you think?

i built a house ( here in Phuket)
i told the contractor what i wanted and he went out and got me prices, I approved all plans and materials this included; depth and number of poles, and everything else from the tiles on the floors to the kitchen, bathrooms, number of coats of paint etc etc.

IF you do decide to build in se asia ,do as much as u can and keep % control and double check to make sure ur getting exactly what u asked for

When I had a house built in Vietnam I had a Bill of quanities priced up by the builder. I had him provide catalogues of what he offered for tiles, bathroom fittings, doors, etc. etc.
I told him that when it came to the fit out we would go and pick the actual tiles, doors, bathroom fittings etc. etc. Any difference in the cost at the warehouse between what he had priced for and what we actually wanted was added or deducted from the overall price. No arguments and no disappontments on either side. This also meant that my wife got the house that she wanted. I advise anyone building a house to do this as it stops a lot of grief on both sides.

it get total costs for everything, then you have an idea yourself of the final cost of the building and can keep everything within your budget, you can always as mentioned, make adjustments along the way

Jamie wont work here,
the contractor will give u an overpriced list with sub standard materials ( where he makes the most % ) and than when u want better it will cost u more
NEVER/EVER let the contractor or builder choose materials for u

I was really lucky here as Home pro had just opened ( 2001) and i could go to ONE place with my contractor and see everything i needed and he ONLY used what i specified

Example;

I wanted 2 coats of exterior primmer and 3 coats of exterior high quality pant,
He told me one of each is plenty as it was Thailand not the states,,,

my house went 7 years till i had to repaint, my neighbors ( Thai built) lasted almost 3

Having just bought a block of land, I will be building on it in about 6 months time. As with most jobs I have had done, I always get a price for the labour and I supply all the materials. That way I can buy the cheapest or the best quality as I need the items, and you can slow down or speed up the progress of the job as you see fit.
If the workmanship is not up to your standad required , you slow the job down until it is fixed.
I'm lucky I have a family tuk-tuk driver who speaks and understands English to organize all my work. Like in these jobs , He's the Mr '' Stand around '' guy that gets thing done.

But note,, these smaller jobs are priced as labour and materials as one job lot.

note; u also must be on site every minute they are working to oversee, go away a day and.......

although this is for thailand, many great ideas and suggestions :beer3:
