Which lawyer you recommend for land registration on a khmer wife name?
I have a client willing to purchase some land on his girlfriend/wife name, I recommended to at least make a mortgage agreement with a lawyer if the land is not valuable enough to warrant a company registration. Any recommendations on a decent lawyer for this type of document in PP?

If the land is not valuable enough to warrant a company registration, then it is also not valuable enough to warrant getting a lawyer involved in making a mortgage agreement.
Sounds to me like your client wants to buy land but does not trust his wife/girlfriend. Not a good way be involved in a relationship.
It's only money that's being spent, so dont worry about it. Have the land in her name and put it down to ''trust '' ,,, If it all goes wrong,,, put it down to a learning experience
and move on in life.

12 years of living here has taught me, rule number 1 is never go in to any partnership, purchase or business with a Khmer, wife or otherwise. As soon as the ink is dry you will lose lawyer or not. Good luck with that.

none, since u said it is not valuable enough to warrant a company registration, just register at sangkat n village leader, if it is usurped by girlfriend or wife, just choke it up as lesson learned

Don't worry loose your land and chalk it up to experience. What a load of ignorant BS.
If you are making a deed soft title it is done with the village chief. Make sure your name and thumbprint is on the deed. Have the village chief do a document stating it is your money purchasing the land and you own half. That way it cannot be sold without your approval. Both parties have to agree to sell the land. Sciaroni and Assoc. are the best for any contracts like 50 year leases. They are not cheap. This is being prudent. Don't be a sucker and set yourself up to be ripped off unless you like just giving away money.

I got my name included on all purchase agreements and soft title documents when purchasing land on soft title, provided copy of PP and visa, no problem.

is ur name the main owner on that paper? just curious to find out the alternative procedures, can u sell the land on ur own if u wanted to?
