Which lawyer you recommend for land registration on a khmer wife name?

Yes and no. Single person's selling or buying property are supposed to provide a "Certificate of celibacy, divorce, widowhood", if married "Marriage certificate" and both parties need to sign/thumbprint all documents

Obviously there will be ways around it if your Khmer partner wanted to rip you off, but as long as you have all the original documents then at least you can take them to court if you want.

I don't even bother with soft titled property anymore, only LMAP hard titled property, far more protection.

first let me give u a clue, main land owner file for lost title..... the rest u can figure out yourself, even hard title, by the time u realise land is sold, the money n person is gone n u r left to grapple with the new owner

p.s. nothing in kow is really ever secure, i always hv a backup plan

I give up. You are right, nothing is ever secure, but trying to sell off LMAP titled land without both parties named on the title isn't as simple as you think, it's a pain in the ass process even with both parties, I know. Shits changing, more measures are being put in place to protect all parties.

Keep all original documents in secure document storage at a bank also, both parties need to sign for documents. It's a little pricey but well worth it.

P.S. I'm guessing from your post that you have had property sold out from under you, sorry to hear that.

PSD Kiwi you are spot on.

I have purchased land several times and everything you say is correct. The most important thing it to keep the original documents for yourself. If your thumbprint is on the deed your thumbprint needs to be on the document selling the land. Both parties must agree to sell the land or no sale. Also it is very important that all documents are registered with the local Cadestral office. Not sure if that is spelled correctly.

Doesn’t the sangkat chief dude need to be present even for soft title?
Also, isn’t there another type of title, before soft like from the before the 90s?

She won't walk away, you will. Her family will help you pack. I know a girl that some dummy bought a house for, he was kicked out before the ink dried. I know another girl, this time the guy was a bit smarter, he put both of their names on the paperwork. She kicked him out, and they have spent months in court settling it. Final judgment was he lost about 75% of what he put in and with legal fees etc, he'd be lucky to get anything back. She was not ordered to sell the property as she has children - not his kids, so she can keep the house. She's got no money so he'll be lucky to get anything back. Refer back to rule number 1 before any purchase.
So lets say her family is very far. Lets say the couple lives in Siem Reap. The wife from Kampot or what ever. Is the involvement of the family still there? Because if the are far then should be less less problems?? Right??

Bangkokhooker,

yes there was a sort of title before the ' soft title'. It was when the government was dolling out land for free in the post KR UNTAC days. I bought a rice field from a guy that was the original owner who had a title like this. Basically it is a soft title for all practical purposes.

i dont have properties sold out under me, lets just say i hv seen it happened couple of times, i dont need any other names on the paper of my land, just mine alone
