Unless landlords are being flexible I think a load will disappear. So many have already had to walk away especially those aimed specifically at western tourists, e.g. hostels as there is no end in sight for when they might get customers again. some other smaller boutiques might still get expats and some Khmer in country travelling through and staying might scrape by. but when will tourists be allowed? If you look at restrictions easing in Europe then the USA is on a banned list due to Donny's dreadful leadership, would Asia risk opening up to them when cases are still rising? UK similarly has high cases and is on a red list for many countries. Australia seems to have very strict lockdown borders so for those going on holiday can they return? if so it is a 2 week quarantine how many can take that time off work. I see the Funky Flashpacker place has switched to residential now. And many other hotels offering monthly or long term accommodation as well.

It'll be really interesting to keep an eye on SR and see where it's at in two years. That's my timeline to move back as long as things have returned to halfway normal in the world.
Tourism was Definitely suffering before covid hit. I worked for a school that taught English to hotel staff. We were struggling for business because none of the hotels could afford the extra expense for English classes after the 2018 tourist season died down. 2019-2020 never really ramped up in December like it should have.
Silver lining to it all, at least Temple Bar on Pub Street is closed and no one has to listen to their music rudely Blasting into the night, ruining the atmosphere for every business in a two block radius. They basically single handedly ruined Pub Street. I thought it was a pretty good time other than those obnoxious d-bags. Because of them, I rarely went any closer than Laundry. I think everyone I knew felt the same.

I agree, the noise from that place was ridiculous. I was in some French place across the street last year and it was hard to have a conversation.

indeed they did, unfortunately due to them owning most of pub street they could get away with it. Between them and the Brit who owned Angkor What, Beatnik and what used to be The Warehouse, they drove the rents up, got a lot of nice places to have to give up their leases (Molly Mallone's, The Warehouse etc) and filled them with identikit places (although Charlies going was no loss!) all with no idea of how to serve people or control their music volume. Yeah, Temple (of Doom) absolutely destroyed the pub area. Drove me out of the Red Piano, Miss Wong's, an Irish pub (Molly Malone's?) and the pub area over different nights. Good riddance.
But as noted above by Anchor Moy, the pub area became a gutter. It could have been a winner. One year I hit SR three or four times. Came across Soul Train, a chill bar that was next to Yolo. Came back a few months later and the Yolo crowd spread out into the street (easy to do, really) and proceeded to bomb the neighbourhood with thoom-thoom-thoom. Ruined Soul Train. And went well along to helping ruin SR.
Anyone know where the Chinese development will be located? If it stays well away from Wat Bo area, east of the river, I might give SR another go.

That really pissed me off considering it's within the cultural heartland
A lot of tourists won't be having that again.
