I rented it out before when i lived in Holland for a few years. It was a nightmare. Had a letting agent who was a waste of time. Tenent wreaking things. These days its even worse in the uk. Tenants have all the rights. Landlords are seen as evil scum to be protected against.
A friend rents his out privately to people he knows, while hes moved in with his gf in the same town. Its almost like a second job for him. One that only just pays his mortgage and puts nothing in his pocket.
Tenants split up.. need new tenants. Tenant looses his job and goes back to parents. Tenant changes job to different town. Tenant turns out to be border line retarded and my mate has to go up 3 times a week to restart the boiler..

Dont know about other countries, but in OZ here is how I do it. I look through https://flatmates.com.au/ and find someone.,, I dont rent the house and tell that person that I find suitable, they are '' house sitting '' while I'm away. This entitles me to enter at any time I want, which I do every six months as I still officially live in it and one of the bedrooms.

A foreigner cannot own land in the PI. You can own the property such as a house that sits on it, but not the land itself.
On a similar vein, why do all the countries have these rules when there are no such laws in western countries? There should at least be some reciprocal law such as if you are from country X and you want to buy this chunk of land and your country doesn't allow my country's citizens to own land in yours, then fuck off.

It could work both ways. Imagine a local with 2 acres of land and nothing else. He has no money to do anything with the land. If he can sell 1 acre to a foreigner for a good price then he still has a nice lump of land and some money to do something with it.
As areas around get more developed then the locals land goes up in value.

Hong Kong, I have actually seen some reasonably priced lots in Hong Kong countryside for sale.
Japan would be another option you can buy beachfront land in places like Chiba near Tokyo, again not crazy prices.

I would invest in Australia. Real estate in many parts of Australia is quite cheap now. The law is also enforced.

Maybe not a direct answer to your question. - but I would look at Mongolia if you have experience living in a developing country. Although you cannot “buy” land there, there are many ways of owning it (e.g. stake your claim and convince the local government your project will bring jobs - get free land). But the point is, anyone can own an apartment in Mongolia (or a shop - with indefinite leasehold), and yields are ridiculously high. I am getting 20-25% on my 4 studio apartments in Ulaanbaatar and they cost around $20k each, with rental prices similar to Cambodia. Management is provided by heaps of Remax individuals who are very happy with 10% of the rent, plus the equity growth is enormous from those levels.
