Oversupply to hit in PP next year, maybe 3rd quarter too many units online. Even more to follow after that.

I think the landlords as a whole are ruining things. All too many live by adage, "There's a sucker born every day ..."

Not even New Year and fence posts up along beach This is not a great look for New Year celebrations on beach.

There is debate as to the fence going up for 2 months to allow for bars to be redeveloped or if this area in for major development taking years.

I vote for blue fence up for years.

From footpath back fence.

Beach will have a few local food vendors and may even have a few chairs for rent. But thats likely it.

Further down beach will pick up trade as will bars by the rocks up from pier.

50 cent beer drinkers all heading inland to Glory Hole at Square. Pub Street may also do well.

Many going to 'Yellow Box' type drink stalls up the side streets.

Give it a few years and this part of beach fenced off may look good if you like high rise casino resorts l guess.

Certainly the Sihanoukville of past is gone.

So it will no longer be a place for average Khmer family to go to the beach for a affordable holiday.

Yes not sure where Khmer families will go . Guess still far end of beach.

The place is completely focused on one Chinese group. The gambler. Not Chinese families as evidenced by the waterpark being dismantled by looks.

All eggs in one basket.
