Most tourist are only there for Angkor, so u wil need to wait til u have a name.

just go on facebook- the joint is teeming with it.
as to "suitable" tourists, they only hang long enough to do the temples.
if you can go the backpacker route- kampot is budget.

While you are correct about visitor numbers to SR booming, I would suggest detailed analysis of where they are coming from. Planefuls of chinese and Koreans on highly organised tours. Not really the yoga sort.
The ministry of tourism publish a quarterly report of visitor arrivals with detailed breakdown of the demographics. It is available to view on their website and will provide much food for thought. The visitor numbers also include Vietnamese which are probably worth excluding from from the headline figures.
To concur with previous the price of land is stupid and I would suggest a major barrier to a sustainable business of this nature. I may be wrong but I think your comment on full ownership of buildings is wrong. My understanding is you would need a local partner who would hold majority ownership. I also suggest you research people's experiences with local partners. Many end in tears and loss. There is not much of a safety net if you have problems.

Unless you have a Cambodian business partner, preferably one you have know a long time and who you feel is worthy of trust, you own only the business, not the building(s)nor the land. With a local partner you are a 49% owner.

OP - How about opening a retreat or just a nice rural boutique guesthouse just outside of Phnom Penh?
Takhmao for example? Or max distance Takeo. Or the other way and near Oudong?
As a busy father to a young son Kampot is too far and the guesthouses/hotels in Kien Svay are either not very nice or/and are too close to the city to feel like you've gotten far enough away.
Somewhere surrounded by rice fields but close enough to the city. 1 hour 30 max travel.
Retreat for over worked and underpaid Phnom Penh-ites.
Could work seriously/possibly.

Google "siem reap yoga retreat" and you will see what you are up against. Better idea is to plan to visit some of these retreats over the next few years and see what is already here, and you will be better able to ascertain what you can do better. And then come back later when you have deeper pockets.
I wish I knew a whole lot more, or a whole lot less.
