It takes no Nobel prize in economic to predict a cambodian real estate market bust in the near future.
I do also find 18 months to be a fair bet considering 2017 and 2018 are election years and could provide a trigger.

there have been a lot of partially completed buildings shrouded in green shadecloth that the cranes have been removed from for 18 months now.

and that place next to titanic is completely scaled back even on the puffery.

the bust has been on for a while now imho.

Once the concrete is finished you don't need the crane anymore. External hoists or an internal lift is all that is required.

I took a walk along st 118 and then to the far end of st 63 today and was surprised at how many buildings in process of construction , ten stories or more, had slowed down or come to a stop, and was wondering if it was because of the Chinese Governments clampdown of money leaving China.
If this is true then it would also be having an affect other countries. Anyone see any signs if it .

Meanwhile [ st 118 ] they are still pulling down big buildings , and preparing to put up even bigger buildings.

As a side note. you will see in the second photo the reo steel already prepared for the next story,,, but everything has been taken away.

In the third photo there is no sign of any building materials inside that building.

Draw your own conclusions .

If I'm not totally confused with location, this project is by local wealthy guy. First this was supposed to be residential building, then hotel, and then.. i guess they don't know what it will be. And maybe construction halted because of that. But for sure guys owning that project has the money to finish it if they want. They have few other projects ongoing as well.

Duncan I was in Vietnam (both Ho Chi Minh City and Hanoi ) six weeks ago and you see the same thing there exactly.
I feel something major will happen sooner or later and a lot of money is going to be lost.but it's their own fault because
it should have been obvious even to blind Freddy what's going to happen.
Now i am in Pattaya where there is purportedly (according to Colliers International) at least 17,000 condominiums on the market

According to figures from Jones Lang LaSalle Vietnam (JLL), around 63,800 apartments will be completed in Ho Chi Minh City over the next three years, in Hanoi, this number will be more than 61,000 units.

One could look at it another way,,, 21,000 every year for a city the size of HCM, a population of ?? million . and growing . I would be more worried about if those
projects will be completed , not if they will be sold.

Brisbane seems to have problems with too many apartments now, Cambodia will too. The buildings will deteriorate very quickly, as they do in the Tropics. Even in Australia with superior materials and workmanship buildings in the Tropics don't take long to look shabby.

What is so superior about the [ untreated ] pine timber in the framing and the jib rock plaster board on interior lining in the Australian houses, that is better than the bricks , mortar and tiles in Cambodian homes ?

Also the big liability in Australia is , if you have an apartment empty , it's costing you money with rates and insurance . Body corp fees , if any, and you still pay a service fee for water,,, even if you dont use any .
