Right at this moment the area around the wat is a nightmare as the streets are being dug up for new sewerage pipes, and then resurfaced. This is happening in stages across Phnom Penh, but right now is BTs turn. It should be finished in the suburb in six months, and it's actually going to be well worth the inconvenience for those of us that live here and drive past the wat every day. Before the work started, if you hit the bumps just right, you could get your tuk-tuk bouncing.

Edit: the area around Street 10BT is great, though, and you don't need to travel past the wat to get onto the main road so if you're looking around there, go for it. Incidentally, ignore the Google Street View photos, they're massively outdated.

As SC says, bit of drainage being done at the moment but it's a good location I'd say. But far from the action but depends on what type of person you are. I went to One and One and didn't get the hype. Nothing special but convenient if you live nearby.
