Barang Land Ownership and Mortgages

It is my understanding that barangs are not permitted to own land in the Kingdom, apartments yes but land [say in the countryside] no.
My questions:

1. Can a barang be on the title to land at all as a minority interest holder owner, say 25% interest, 49% interest?

2. Can a barang have a recorded mortgage on land owned by a Khmer?

My understanding is that the 49% applies to a company structure (you can control the other 51%).

What are your intentions?

To buy some land in the countryside for a gf . But I want to maintain control of it so it can't be sold. I’m planning to do this by either putting myself on the title for some percentage share or by putting a mortgage on the land.

49/51- split the 51% 3 ways or more. get power of attorney from the 51, issue a personal mortgage over the property and a personal lease to you.
done.
cost maybe 6 or 7 k with brett sciarroni's guys- a lot less from one of the posters here.

cambodian companies have onerous reporting requirements so best keep it all personal.

for me- less than $30k its not worth it.

easier to get it as a lease.

building in brick is astonishingly cheap.

meh- just put it in the gf name and forget about control.

i cant imagine anything worse than a hostile partner in a foreign country.

buy her a little one- and get another one for yourself with her as shareholder.

the good will you buy this way should insulate in some measure from blatant cupidity.

provided you are a father christmas sort of bloke.

you would do much better to buy and build on one of the numerous hard title blocks the other side of the airport.

it is all flood free with sewage water and power ( at 880 R kwh )laid on.

little uns around 4k and guaranteed income from the sweatshop workers in the factories being built there.

i built my friend a 35 m house out there for $6.5k land included.

bit of a work in progress- she is already eyeing off the next 2 block next door LOL.

tiled inside, kitchen, bedroom, no ceiling yet- hot too mutt.

mama lives there and just in from the province. literally did not know what a refrigerator was, because she never went to town after KR- so never went in a shop and too sick and old to go now. ice she knows- kerosene- she knows.
pretty good old gardener too and didn't waste any time planting.

livestock not much good. lost all the chooks from lack of vaccine like all the neighbours did and do every year. Newcastle thermostable vax costs like 20 cents a dose- eyedrops.

makes you think.

off 35 m2 about $60/month- however you can add a floor for not much or build out the footprint easily.
the build works at a little under 60/ sq m. ex land.
10 sq m is generous for $30/month shared.

so it is a real good investment.
khmers can buy these blocks on a hundred down and minimal proof of income- real minimal.

my friends block was 4k cash or total 4450 over 14 months with every payment reducing- ie; reduction of loan from the start.
real good deal and the prices are going up!

So in really raw terms, full return on a single floor in five years, sooner if you build up. Not bad at all.

Added bonus of no shared walls or yard.

i am not surprised at the empty borey now i know.
young khmers have a real opportunity here that is not present in the developed world.
