ha, they can build a nice place bigger and better with a little land for 12

right- on those little blocks of land the parti wall is the back wall- they look inwards to a courtyard.

It is possible to buy the land for your gf, and then form a trust agreement that would prevent her from selling the land. The trust agreement stipulates that she is only the title holder and cannot borrow against, or sell the property. However, if things were go to south..........I am not sure how well this actually holds up in court. Also, she could certainly jam things up if you wanted to sell it and pocket all or some of the money...........because you will not be able to sell without her signature.

IMO, either trust her enough to give the land to her..........or keep your money.

Where do they start at 20k? We looked at a few in January. Off-plan prices started at 48k for a 2 bedroom E0, 55k for an already occupied unit.

The story is I want to buy a small piece of land in the countryside near my gf's family's home for her. It is now supposedly for sale.

I trust my girlfriend not to go and sell it. If we break up for ant reason I would be happy for her to have rthe land - no prob. But she has a large family. They seem to be ok people but I do not want her to ever be pressured to sell the land or take a loan against it. So I want to throw some documentation on the land to tie it up.

I don't really care if that involves a percentage interest for me or a loan or mortgage against the property put on by me. The land price is only between 2k and 4k dollars. As I think about it putting a mortgage on the property would seem to be the simplest solution. Can a foreigner can easily record a mortgage on land? For that matter can anyone easily record a mortgage on land in Cambodia?

Otis,

Why is it you want to deny her the ability to sell it in the future? Land in Cambodia is, among other things, an insurance policy against her or someone in her family needing medical help. What is she is able to flip it down the road for double what you paid?

One option would be for you to go to a realty company or atty., and buy the land with them holding the title.............and then allow her to live on it. But I still don't see why you would want to prevent her from utilizing the equity from that property in the future.

If it is because she is a spender, a gambler or something along those lines..............either run like hell, or just hand her the cash to blow and it will greatly simplify things.
