Good business plan.

Rent a place for a few hundred a month.
Give it a coat of paint.
Buy some tables, chairs and pot plants,
A two burner stove and some crockery and cutlery.

Spend 2K, then put a For Sale sign out the front. Rinse and repeat.


I believe there is a poster who does something similar with bars, but he actually gets the bars up and running for several months before selling.

under the current greedy climate, 5 words - non negotiable long term contract, ofc backed by guns or at least somebody who knows somebody in the police station nearby

Just shooting from the hip, but I'd say 95% of really successful businesses are on owned land, and most others have been on long 10y++ contracts. Many newcomers are paying exorbitant amounts for leases now and have to charge ridiculous amounts for their product, ie. 8$ pasta dishes and 80$ rooms on O'tres 2.
Foreigners get taken to the cleaners 9+ times out of ten on these short contracts, but they keep on trying, even spending thousands on fix ups and immovable upgrades, then losing deposits cause nobody wants to buy an even shorter term lease. I'm amazed at how many clueless come here with 10-20k$ just to lose it. Fuck people, just borrow another 10-20k$ in your country and start a similar business there where you have some clue what's going on.

I think business owner they should be clever up their business plan a Head, before they start business, and then they would not meet risk when their business on operation .. thanks

If you think that is a joke you have not done much real estate work in Cambodia because that is exactly what they will do.

They will ''hold out'' for some idiot to pay a higher price because that's what they think it is worth. They would rather leave a place empty than take anything less than what they are asking for.

Not to mention they have you buy the balls if you are becoming successful but on a really short lease, they'll up your rent, and with all that time and money sucken in already, then having to plan a move, you're in a tight spot. Smart business plan and 10y lease minimum, 20y+ if you're building anything decent in the property, and with open transfer/lease sale option.

PLUS whatever they ask will increase 5-10%/year empty or not

any business lease less than 10 years ( + 10 year additional ) is a fools lease

They are breaking their lease and losing their deposit, which they recoup from buyer, and the land owner is under no obligation to change the name on the lease or issue a new one.
