even if his views r not entirely correct, there is no salvation is asking him fuck off to prove that u one up above him in providing good information on this forum, totally uncalled forJohn Bingham wrote: ↑Sat May 19, 2018 10:39 pm The Op's advice is confusing garbage. I'm not sure what his point is but he can fuck right off if he thinks he has reciprocated on all our help to him.

Pretty sure Garage didn't run at much of a profit, I always saw it as some kind of hobby to keep jm busy. In fact, It wouldn't surprise me if it ran at a loss.kptic wrote: ↑Sun May 20, 2018 1:18 am OP might have a decent point. Look at Garage Bar. While the original owners operated it, the TOF crowd was always in there spending money, making the place seem lively. Once the place got sold, the 440 inner circle who mostly went to hang out with jm and each other, stopped going there quite as much. It also didn't help that Larry's had just opened up across the street. The bloke who bought the place from the original owners definitely paid for "blue sky" thinking he would inherit all of the customer base.
Maybe the next guy (Simon?) simply didn't have the excess capital to throw at it that jm had.
Only way to make money there is an expensive whisky/cigar bar, very good location, maybe add a ' club' upstairs.
No way 50c beers and burgers will keep it afloat.

Speaking of blue sky: $39k for a lease, a noodle shop that doesn't exist, and a cinema, but you can't use the current name.
link5 year lease for sale for big building in excellent location at Old Market in one of Kampot's busiest tourist streets (between Armando's and Moi Tiet). $39,000 (or best offer)
- downstairs 35m x 4.5m, upstairs 25m x 4.5m
- Big building with downstairs plenty of space for reception/restaurant/shop house/etc.
Upstairs is a big open multi-purpose space which is currently (and since 2013) a 45 seat cinema with 4m screen and a big private movie room with mini outdoor court. Can easily be converted into a private living space or guest rooms.
The downstairs used to be Ecran Noodles & Dumplings running in smooth symbiosis with the upstairs Ecran cinema.
-return-on-investment: Lease sales price can be earned back in under 1.5 years (this ROI estimate is based on our accounts from Ecran Noodles + Ecran cinema)
(note: The business can be continued as a cinema/movie house but not as Ecran)
- $39,000 (or best offer) for lease until 30 June 2023 (= 5 years and 1 month left)
- Rent is $670/month
- Price includes 6-month deposit of $4020, transfer of lease contract into your name, all fixtures and furniture + all equipment for a 45 seat cinema with 4m screen, 3 flatscreen 51'' TVs, 3 Dolby Surround systems, 3DVD-players, 2 computers, several big pillow platforms, beds, lots of rattan and other seating, etc...

Name rings a bell...isn't Ecran somebody one of the Kampot Noticeboard FB group admins?
Seems way too coincidental
Nah, nothing bad happens in Kampot, but I'm selling?

Get your penny drop working better.
Work on a Sunday? Jaysus. Monday to Friday is civilised time. Sunday is for non-goyim!

Gotta make hay whilst the sun shines, still have 2 months left to pay on the mortgage until it's all mine.
Btw, I generally try to ignore people in slumdance, as a rule, but with a meth addled armenian/canadian between us yabbering on about ecigs and you saying 'does the letter v mean anything?' like a bad clairvoyant in a working man's club, my brain was more fixed on my first drink of the day.
No shit, next man to take that barstool was an American jewish lawyer. No word of a lie.
Anyway, our paths seem to cross every 3-4 years, I'll call you a cunt to your face around 2021.
Peace.
