it is a good business,and if anything the food improved when Ronnie took over, as Greg was mostly working overseas the last few years he had it.
I will pop in there for a meal in a few weeks when I am back.
funny some of the biggest critics are those who have never owned a business afaik.

Always one of my favorite bars, comfortable inside and food rated above the other places in that area.

You didn’t get the 172 dregs inside.

Not sure about the bar profits but don’t forget it has rooms for rent also.

What happens if someone pays $69,000 for the place expecting to enjoy a $900 per month rent for seven years and the landlord says "Your rent's too low. I just doubled it. Pay or get out."

Or "I just sold the building. Get out."

What happens is that if you're shrewd, you keep that info very close to your chest and try to offload it ASAP before leaving town.
A bit like what scobienz did with 440 when it became too time consuming to manage a dozen socks and prop up some advertising out of pocket.

Not suggesting in any way that it's the case here. On the contrary comments posted above indicate that the seller is in no rush, clearly this is no firesale.

You're going to ban people for pointing out the potential negatives of buying a particular business (one listed at more than 4X what it was listed for last year), because you apparently like the owner? Or ban people from commenting about the proposed sale if they are not moneyed potential buyers (unless the broke non-buyer says good things about the place, then the post is allowed)?

That's pretty messed up.

The owner is touting the favorable lease terms for the next seven years as a major draw. Meanwhile, we've seen a parade of white guys moving from Sihanoukville to Kampot this year who got kicked out of their apartments mid-lease by greedy landlords, and who lament that "leases mean nothing in Cambodia."

No, I am going to ban people for offensively pointing out- in a smart ass way- what should be obvious points of normal purchase due diligence requirements that apply to any commercial transaction- presumably purely to show their egocentric and superior acumen.
your feigned concern for potential buyers is absurdly transparent.
as far as special friends go- have you any? word around town would suggest not.
You go first, captain obvious.
unlike other places, trolling is not allowed here, or at least has warnable limits.

I for one think it's reasonably priced.
But I'm basing that on prices I've seen other bars/g-houses advertised for sale at.
I suppose everybody tries to get the best deal.
If the Chinese move into Phnom Penh in greater numbers, then I suppose there is a slight risk that things could go loopy.
