i think come May/June there will be lots of opportunities to get into something on the cheaper side,its finding the right ones that is the hardest part,i like Phnom Penh for a hotel/guesthouse but the rents are the killer,

You said 30k to 50k each. That is only 100k. Successful bars go for 60k up. Guest houses and small hotels are more. And refurbing even 20 rooms is going to cost between $1000 and $2000 a room. Leases are generally no more than 3 years snd rents rise up to 25% a year. Last decent sized guesthouse i saw that was profitable in a good area was 7k a month rent. Realistically you need to scale down or up the investment. Not a criticism.

This is a genuine opportunity for someone to make a go of it in Phnom Penh and live the dream. I accept that it might not be for everyone, I even accept that I might not find a suitable partner. I am sorry you have taken exception to my comments which were not criticism of your proposals, but a reality check.
You have been in Cambodia 10 months. I have been here 8 years and have worked with foreign entrepreneurs attempting to start businesses with $500,000 budgets including new boutique hotels, dairies and Agro business. They all had a good plan, but had not understood the problems foreigners face in starting businesses in Cambodia, which is a long way down the table in the international "ease of doing business" league. Most, if not all, the members of this forum will know at least one person who has had their fingers burned with red tape, unscrupulous landlords and unexpected payments. Some have run and are running successful businesses but the majority of them will tell you that making a profit high enough to enjoy the good life in Cambodia is far from easy, if not damn impossible. As mentioned by another poster the main killer is rents. if you are seen to be successful then the landlord will increase the rent disproportionately. This is not unique to Cambodia but the amounts are staggering from a business perspective because of huge amounts of money being thrown at the country by the Chinese. You are severely undercapitalized for your stated objective of taking on a successful business in a prime area because your proposed budget is insufficient to buy a business like that and deal with the administrative hurdles. AJ, you have made two business ideas clear to everyone able to read, rent a guesthouse or start a motor/scooter rental place, so stating someone has no idea of the opportunities you are thinking about is a bit strange - unless there has been a major shift in the guesthouse or scooter rental business lately.

I believe Phnom Penh is lacking a reliable scooter rental business, but I also think it will be a hell of a job to squeeze a (small) profit out of that - probably not enough to 'live the life!!', whatever that is.

A scooter typically rents for 5 USD a day, maybe for a nice one you can crank it up to 6 USD. If you have 30 pieces (let's say a 25k USD investment) and you rent them all out each and every day (how realistic is that, but dare to dream!) your revenue (not profit, just revenue), will be 150-180 USD a day, that's 4.500-5.400 USD per month if your business really rocks.
For that you have to maintain the bikes, repair the bikes after the occasional accident or crash, occasionally replace a bike, deal with loads of government offices (all wanting a piece of the pie), deal with renters crashing into a 'bong thom's car' (and probably deal with the 'bong thom' too), rent a place to keep your bikes and have your office, etc etc.
Do your math. Calculate what 'living the life' costs, and what the actual profit of your business (after tax, expenses and tea money) will be.

Invest more, buy 60 bikes! And do the math again. I believe, under current conditions, it's simply not worth the effort. So I won't PM you.
I have experience with businesses, I even have one and I live of the profits of it, but there's not one single moment I am tempted to start a business here. So be careful what you get into.

i think renting motorbikes to tourist in PP is a crazy idea, the traffic will result in a 25% (or higher ) accident rate and same as selling >$1 beers, $3 breakfast....not enough room for a profit...
Gh's/hotels/"Boutique "hotels ( gh with a higher rate), to much competition....low profit ratio

Too late to live the dream. In the past hoteliers paid reasonable rents, pocketed the VAT and bribed the income tax man. All this has changed very quickly. As for moto rental, ha ha ha.
There are obviously still opportunities though and a far cheaper start up than in the west. I would like to open a garage but I am fully aware of all the pitfalls.
Speaking Khmer would make things a little easier for you but not much-do you speak and read and write Khmer?
