Black Sands Cafe for sale Siem Reap $12000

Post by BlackSands »

Cafe business for sale in Siem Reap, includes all fixtures and equipment, also included is our $1500 deposit towards a new lease. Rent is $500 a month, owners will allow you to negotiate a lease that suits your terms. First year in operation $30000 in sales, food/misc costs have been pegged at 38% for every dollar. We ran profits of over a $1000 for each of the last 5 months with a steady stream of expats which support the low season. There is a 2 bedroom apartment upstairs for living or expanding. Excellent reviews and a solid customer base, Black Sands Cafe. All the difficult work is done, you just need to learn the system and/or improve on this growing business. Willing to stay on for a couple weeks to show you the ropes and provide a smooth transition.

This is truly a hands on business that's growing with huge upside potential in the right hands. Our reason for leaving is my wife has finally received her visa to Canada so we will be packing up and moving as it's time for a change. For $12000 you will earn your money back within a year, we were profitable our first month in business due to our low cost structure. This business is located opposite lucky mall in Siem Reap. If interested please email [email protected] or call tel. 017691834

Equipment includes 3 fridges, 1 freezer, Oscar Simonelli espresso machine brought from Italy, 4 burners in the kitchen, microwave and other appliances including blenders, toasters, rice cooker, toaster oven. Also includes plates, cutlery, glasses, furniture 6 tables and 12 chairs outside, 6-8 man Bench on the inside, one 2 seat sofa and 2 sofa chairs complete with coffee tables. Cafe comes as is.

You would be getting an established business with most of the grinding done for you. You sign a lease to a term of your liking and you're operational the next day. Purchasing in low season will afford you the time to work out any kinks you may have. Buying a business like this saves you the stress of having to establish all the connections regarding everything from purchasing food, vegetables, coffee, fruit, Ice, internet, gas, everything you can imagine and believe me without a Khmer partner that can be a headache and costly.

At last a good deal for someone it would seem. Especially with all the extras thrown in. The lease re negotiation could be problematic I suppose.
Anyone know it on the ground?

Basically if they want a 2,3,4 year term the owner is willing to sign the new lease, this is confirmed as we've had prior discussions and the new lease will be a condition of sale. A sale will not be complete without a new lease negotiated on your terms. We will transfer it over but the new lease owners can negotiate how long of a lease they'd like. Price stays firm $500 a month. I should not the Cafe is attached to Prince D'angkor power grid so their generator always kicks in 3 mins after power shuts off, in a city like Siem Reap we all know this is a luxury. Never with out power.

That looks like a good deal to me considering the assets (a new espresso machine & grinder cost at least $3000 for example)

Nice little café by the look of it.

Good luck with the sale.

wtf??
a new espresso machine & grinder cost at least $3000 for example

$1,000 profit/month ( HIGH SEASON) low season 50-75%
after ALL expenses? Rent, staff, electric
food cost at 38% is good and ur prices are low, i wonder about the quality of the meat

$12,000
so 2 year lease and $1,000 profit/month= $,<500/month profit
hardly living wages for a hands on operation

Does look like a nice place thou

My espresso machine cost me $5000 9 years ago.

The cheapest 2 group machine Kofi do is $4190. No grinder, no filter, no installation. Bit of shit machine too. http://www.kofi.com.kh/products.php?pag ... oductid=33 BonCafé don't list prices but they used to start at $5,500 a year or two ago.
Sure you could get a 1 group with grinder for around $3000. Must be suppliers I don't know of.

I've eaten breakfast at Black Sands many times. It's very good so I always go there on every visit to Siem Reap.

Disclaimer: I'm just a customer, although I've met both owners.
