At last a good deal for someone it would seem. Especially with all the extras thrown in. The lease re negotiation could be problematic I suppose.

Basically if they want a 2,3,4 year term the owner is willing to sign the new lease, this is confirmed as we've had prior discussions and the new lease will be a condition of sale. A sale will not be complete without a new lease negotiated on your terms. We will transfer it over but the new lease owners can negotiate how long of a lease they'd like. Price stays firm $500 a month. I should not the Cafe is attached to Prince D'angkor power grid so their generator always kicks in 3 mins after power shuts off, in a city like Siem Reap we all know this is a luxury. Never with out power.

That looks like a good deal to me considering the assets (a new espresso machine & grinder cost at least $3000 for example)

My espresso machine cost me $5000 9 years ago.
The cheapest 2 group machine Kofi do is $4190. No grinder, no filter, no installation. Bit of shit machine too. http://www.kofi.com.kh/products.php?pag ... oductid=33 BonCafé don't list prices but they used to start at $5,500 a year or two ago.
Sure you could get a 1 group with grinder for around $3000. Must be suppliers I don't know of.

I've eaten breakfast at Black Sands many times. It's very good so I always go there on every visit to Siem Reap.
