True. The land is not for sale, however. It's just a lease. And btw, surely nobody would develop the site without owning the freehold or a lease a lot longer than 16 years?

I was at Saracen Bay two weeks ago. It was lovely and quiet. Great time to visit. No hurry though, even the most optimistic Thai operators are saying 2022 at the earliest for any tourism recovery. There were plenty of boats, all small speedboats so you get there quickly. The main problem, there was nowhere to relax in the daytime except in the hot sun, maybe beach umbrellas are banned.

Id be very cautious with buying a business in this climate. Though I have a friend that just opened a tea shop in England and shes doing very well.

I think this a golden opportunity for luxury resorts right now.

The ultra rich value time above all else. The Khmer ultra rich are currently trapped on the Kingdom like everyone else. Going abroad to their favorite resorts means a 14 day quarantine. They don’t have 14 days to waste and will pay extra not to waste it. Like going to a local luxury resort.

How valuable is time to the people? They send their luggage ahead of them, so all clothes is washed, dried, pressed, hanging for use or in drawers BEFORE they arrive. The resort knows exactly what beds, pillows, etc, they want and waiting for them. Same goes for food, excursions.

Every minute is maximized to exactly what they want. No minute is wasted on waiting, or something they didn’t want.

They don’t shop for deals or bargains. They pay for what they want.

Golden opportunity right now.
