He might just get so fed up with funding it and dealing with the drams and accept his rent deposit. It will still cost the new tenant a few bucks to de-sleaze the place and get rid of the pool table.

It will sell. Prior to some ex st 104 brass opening the existing bar, it was ran by an Aussie scammer under a different name without hostesses and was usually closed before the lease sold to the current lot

Prior to that it was ran by an angry idiot from New Orleans, Louisiana who opened intermittently and the lease was sold on

And that was when there was only around 4 expats in Kampot. This lease is 100% selling again. Good building for a bar/flophouse/whore house/hostel
