Just do a quick back of the fag packet calculation on one of the resorts.
15 bungalows at $150 a night is $2250 a day so a possible 800K a year.
Then you have 40 guests each spending $20 a day in the bar/restaurant so another 300K a year.
Add in activities / boat trips / snorkeling and the like for a bit more income.

Sure, they're not gonna have 100% occupancy but that island is crazy popular at the moment - limited supply and high demand means $$$

Hmm that 30% occupancy is very low imo.
When I had bungalows on ktk about 6 years ago we were running at 50% annually but a better organization would have easily pushed that number to 70%.
Until a couple of years ago my understanding was that KR and KRS businesses were running at almost full capacity all year round.
I agree that the multiplication of bungalows might have changed that to the 50% stated earlier though.

Different island. This is Koh Rong Samloem. AFAIK it was owned by the navy. There were very few people living there up until 5 or 6 years ago. I have an old photo (maybe 10 years ago ) where the only things on the beach at Saracen Bay are me and a couple of bits of driftwood. There was an abandoned oyster park down one end of the beach if I remember right.
Anyway, :dm: the point I wanted to make was that unlike KR, KRS had very few inhabitants, apart from a small fishing village, until the recent construction boom. AFAIK it was government owned and occupied until recently, so I would think that here are probably few problems with land rights.

However, it is possible that there were people living there who got turfed out when the navy moved in.
I don't know. Anyone ?

True, 30% might be a worse case scenario, but it also a number given to me by a fairly large foreign owner in October when discussing all the resorts. Maybe I misunderstood and he was mentionning that the average low season rate was 30% overall. His rates are quite a but higher but he also has the means to funnel tourists by way of other businesses. I'll add that things were very slow till November this year as well, so I'm not sure I would count a more than a five month high season going forward.
And what's this 150$ resort? Sok San Resort?
