What is this building for your landlord nonsense about? I see it all the time. If you're charging a lease fee... I'm not buying the building. The stuff inside this place must be worth a grand total of $3,000... the beds and bedding are both awful and hideous. The whole site needs major redevelopment and why would a leaseholder do that? At an optimistic rate you could perhaps garner $20 a room for that and assume 60% occupancy for your 9 year lease... you will barely clear $120K over the rent and purchase costs in 9 years! Once you've taken staffing, maintenance, etc. into account - you'd be paying them to run the ugliest hotel in the world.

$20 is generous. Those are $8 to $10 rooms.

So, to pay off $150 000 you are going to rent the equivalent of 15000 or 10000 rooms .And looking at the workmanship, everything will have to be redone in 2/3 years time. (And tenant pays, not the landlord.) It's certainly not going to last 9 years.
