What is the standard rental commission for freelance agents?

What is the standard rental commission for freelance agents?

Hi all,

I am curious about what is the 'standard' commission offered by property owners to people who find tenants for them on an ad hoc basis? For example, building owners here often seem to ask their English-speaking tenants to help them find a replacement if another tenant moves out, or other expats do it on a more regular basis, posting English-language listings on the facebook property groups etc.

I have heard that the standard rate offered by building owners is 1 month's rent if the agent finds a tenant for a year's contract (so 1/12 or 8.3% commission), but I have heard differing things about shorter contracts. So I would like to know people's thoughts on this, eg what would you expect as a freelance agent if you find a tenant who opts for a 3 month or 6 month contract?

1 year contract = commission is 1 month rent.
6 month contract = commission is 0,5 month rent.
3 month contract = commission is 0,25 month rent.
