Prices of land in Sihanoukville / Cambodia and building house
I would like to move to Cambodia next year and live in SHV.
I am just orientating and wondering whether I buy a piece of land and build a nice home with pool. I have a construction company here in Europe and know how to manage building.
Few questions: I an architect obligatory? I can draw and manage the house my self.
What about land prices? I have seen prices for beautiful land on Kaoh Rung for 10-20 $ sqm and 200-1000 $ in Sihanoukville, what i think is ridiculous.

I have read prices for construction of 300 to max 500 $ /sqm.
Is it difficult to get the building materials to kaoh-rung? Or is it just renting a boat and getting it over. What would the additional costs be?
So is it realistic? Buying this 5000 sqm for 100.000 or less after negotiating? And than build a 200 sqm villa for 70,000 to max 100.000, and you have for 200.000 a beautiful villa on a Paradise Island?
If I see what prices are asked for nice villas in SHV and the islands that is a bargain.

Price Condon Development: $1,100 per m2
Standard High-rise (SHV): $748
Multi-Purpose Building: $270 per m2
Shop Houses (PP and SHV): $120 - $150 per m2

you can do it through various subterfuges involving nominee owners unknown to each other who have taken a ( fictitious and inflated ) loan from you to buy the place, then given you power of attorney, and a long lease. this is generally arranged by a lawyer and you are fairly risk exposed to the lawyer who drafts the documents.as a Barang u cant own land, so how will you do it?
or companies can own land with onerous quarterly reporting requirements.
the best way is a 30 year ( i think max for foreigners) lease.
Cam Nivag could probably give you a more coherent and legally correct account if he chooses to comment.
you should definitely rent for 6 months first.

note concerning having appointees holding shares in ur land, Many westerners do/did this in Thailand, ( at the recommendation of Lawyers) some -with more in the courts now, are losing "their" land

I have been in Cambodia last year. Been in Thailand many times, Vietnam, Hong Kong and Macao. Have done import from China and Thailand and have been around a little.
I have a very nice Khmer online girlfriend (never know what comes from that) and have read almost anything on Cambodia on the internet

i did not know we can get a 90 year lease. good enough for sure.

You can lose it overnight as a foreigner.

Very little safeguards being the foreigner. Be prepared to lose what is spent. Another thing to take into consideration, building something out of the ordinary may give you a little resentment from the neighbours.
Always "hope" but never "expect".

How big is the chance of loosing it overnight? How many foreigners did lease a peace of land and lost it? How many did not loose it? There is your percentage of risk. Here in Europe banks and stocks lost all their money too, and in a mattress money can burn. No risk - no live!
Hardly any neighbours there, only Palm Beach Bungalow Resort.
But this is at this moment not serious (or may be it is?). It is the idea. I would first stay in SHV for a while and stay on the Island as well before buying anything. I am not in a rush.
