Century Plaza set to open by April

Construction of the main structure of the Century Plaza Shopping Mall on Russian Federation Boulevard (Street 110) has been completed and the establishment is scheduled to open before the Khmer New Year – which falls on April 14 in 2022.
Invested by JLECC, the six-storey mall broke ground on November 27, 2019, at the location of an existing market also named Century Plaza.
The ground floor will host vendors of fish, meat, fruits and vegetables. The first floor will house a general supermarket with a selection of groceries, clothes, jewellery and other items.
The second floor will house higher-end shops, as well as health and beauty care centres. The third floor will be devoted to restaurants. The fourth and fifth floors will be a four-star hotel with a roof garden.
At a ceremony marking the completion of the mall’s main structure on November 3, Phnom Penh deputy municipal governor Nuon Pharath said the plaza would help “enhance the prestige” of the capital, especially when the Kingdom hosts major events such as the 2023 Southeast Asian Games.
Kim Kinkesa, senior manager of research and consulting at CBRE Cambodia, told The Post on November 4 that a major selling point for the mall was its easily-accessible location in a dense part of the capital, near the airport.

Only places i see busy in malls are foodcourts, Supermarkets, cinemas, indoor playgrounds. So just make more of that. Not every street needs a mall.

Go to Bangkok or KL and the malls are always busy - here they're mostly deserted. Seems to me the malls here are lacking. You need to have a supermarket AND a food court AND cinemas as standard, plus some other large scale stores like Kfour or combined furniture/home electrics. K Mall Opens in Phnom Penh

Urbanland has officially opened K Mall on Veng Sreng Boulevard in the Cambodian capital of Phnom Penh. The mall joins a growing list of large urban malls opening or being developed in the Kingdom.

The mall is said to be a “community mall which is part of the KMH Park masterplan, an integrated mixed-use community development that includes housing, retail, office, recreational and green spaces with an expected footfall of 10,000 visitors per week” according to their social media.
The mall is intended to serve the local community, which Urbanland says numbers 500,000 plus residents, in Veng Sreng and Chom Chao.
Some of the brand outlets at the mall range from supermarkets, to fashion stores, and a cinema. Well-known names include Decathlon Cambodia, Zando Cambodia, Ten11, DAISO Cambodia, Lucky Supermarket, BROWN Coffee and Bakery, Legend Cinema, Tous Les Jours, Nata Footwear, Santa Fe, Potato Corner, Pho Citi, and the Ground Food Market.
Urbanland Chief Executive Officer Hok Kang said at the opening in November 2021, “Visitors of K Mall will be met by generous, thoughtful green public areas – places to relax and socialise with friends and family. They will experience the mall’s pristine and modern architectural features, with plenty of lush greenery to brighten up their mood.”
The community mall forms part of KMH Park, which is Urbanlands masterplan development to revitalise the Veng Sreng area. The 6-hectares KMH Park includes the KMall, ISI Tower, 40 shophouses, the KMH football stadium and greenspaces.

The problem with the Khmer malls is local management. Olympia Mall is a poster child of this problem. Basically a glorified Khmer local market enclosed under glass with aircon. It’s a tic the box of amenities, without thought to how things actually work together to provide a quality experience.
Then there’s the overriding management mentality of trying to do things for cheap or free. Non-existent maintenance. To the point of exposed cables, faded paint, etc. In a (at the time) newly opened mall.
On paper, it looks like this new mall project is trying to integrate more closely and become more of a central hub of the community.
The mall wars are coming to Cambodia. I suspect the winners will be those that can deliver a quality mall experience or else find a niche as a local community hub.

They've done well to get some big names in, and they've ticked all the mall basics. I hear the Daiso store is quite big and stocks larger items that aren't available at their Aeon stores.
Meanwhile I recently read that Foodworks from Australia will be opening supermarkets here soon, starting in Toul Kork (they also own S Liquor). It'd be good if they can open some large format supermarkets to compete with Lucky because competition is sadly lacking. Super Duper are just glorified Kwik E Marts, and Thai Huot aren't much better. (/rant)

Cambodian society is different from American. Amazon hasn’t permeated every level of society. Most transactions are still face to face, with money changing hands. Plus Khmer like to be in crowds. There’s no strong sense of wanting time alone. Will this all slowly change someday?
Maybe, maybe not. Chinese society is similar to Khmer. They love crowds. Malls and crowds are a natural fit.
Those are my thoughts.
