What would be a legal status of that endeavour? Creating a legal entity co owned by investor?

I always dreamed of having some small cash flow business but I have 0 experience operating anything like that.

In which district is your place? $250 sounds very small for a lease.

Yes, Butcher's Club..
I stand corrected.
I had taken a red eye from Siem Reap..landed 4am.
Had to enter China to switch terminals, walk about 400m and then wait in the other terminal for 6 hours to get another boarding pass and then take an underground train back to the terminal I had walked from. I was a zombie when I spotted the Butcher's joint after passing on Korean food.
I think you can say that about just about any restaurant that expands. It is hard enough to maintain consistency and quality in one unit.
A smaller operation has a better chance.
If you are a hands on Chef and can find some reliable staff who will follow your lead; you have a chance.
I ran some great kitchens and had corporate bigshots raid my staff and rape me of my best team members.
I had casinos roll into to town and throw money around at every position in order to insure a GRAND OPENING.
A 22 seat burger place with high quality has a fighting chance.

Yes, creating a legal entity between co-owners indeed.
The district is ... well, I’m not sure actually, it’s on street 240, corner with 19. I have a friendly lease with the owner, 3 years contract, no augmentation.

The potential partner would have no operations to do at all. I’ll be in charge of the ops as I’ve got 20 years of experience in the fb field including 5 years of ownership of a similar business.

Let me get this straight. You are renting out a 22 seat space at 240 and 19.........for 250.00 per month, and if you only get six grand you can finish the restaurant out, buy containers full of equipment, and cover expenses for five months? This is really fishy.

A 22 seat space at the corner of St. 240 and St. 19 would easily run 2K per month. No lease is that friendly. I would have been hard pressed to find that lease 20 years ago.

This. This was what i was thinking too.
Unless we are talking a street / pavement type of set up then this rental has to be the best deal since... hmmm since for ever!

Slightly off topic,, but will give you an idea of rental prices
The place beside the knife shop and River house on street 110. Size 4x13 m EO and E1 has just been leased for $2000 pm. Russian guy says starting a Cafe

maybe the OP mis-typed and meant $1,250 per month. Which, whilst being remarkably cheap, would be more believable than $250 per month.

Not that it matters as any potential investors will go and have a look at the location when they meet the OP ... a few are curious though I think.
