How to Invest in Cambodia: Asia's Top Frontier Market
Cambodia is among the world’s fastest growing countries. It’s also one of the most accessible frontier markets to foreign investors.
Generally unexplored, and certainly undervalued, multinational firms including Samsung and Nike and have just recently started investing in Cambodia themselves.
Likewise, foreign investors are entering Cambodia’s property market where city-center apartments in the nation’s capital of Phnom Penh are sometimes priced at only US$1,000 per square meter. Foreigners can own real estate in Cambodia on a freehold basis.
Many international investors are buying stocks and property in more prominent destinations such as Thailand, thinking they’ve successfully diversified abroad. These people are missing better opportunities right next door in Cambodia though.
Don’t get me wrong: I enjoy Thailand and spend a decent part of my time there every year. But their annual GDP growth rate is only 3.7%. We’re talking about a pace barely higher than in the United States… and slower than Malaysia, its slightly-more-developed neighbor.
Thailand’s economy depends heavily on foreign capital, whether through tourism or FDI. People often might assume that an emerging Asian market would be resilient to a financial crisis originating in Europe or the Americas. Yet that would be incorrect.
As a comparison, Cambodia is growing by over 7% annually. While almost every other country is normally revising their GDP projections downward, Cambodia raises it upwards and exceeds already high expectations.

Can anyone clarify this? I was given to understand that property ownership was quite severely restricted in ways that made property investment an unattractive prospect.

or - more like "Nomads backpacker hostel chain".
What do you think? - ' looks pretty young to be the Hard Man of far-eastern venture capitalism to me.

" foreigners are allowed to own up to 70 percent of private units in co-owned buildings or condominiums, excluding ground and underground floors"
^ I'm reading that as if a Condo had 100 units, you could own one freehold, so long as you don't tip the balance of the whole condo over the 70% of all units foreign ownership mark. (and so long as it is not on the ground floor, etc)

Yeah, that’s the kind of thing I mean. I’m deeply suspicious of the concept of a “freehold” that’s part of a condo, feels a bit like sales BS to me. Like if you’re at the mercy of the condo corporation then “freehold” feels kind of meaningless… I’d certainly be reluctant to think of it as a safe investment especially in a country like Cambodia.
But maybe one of you fine folk can explain why I might be wrong?

Also side question, I keep hearing about how Sihanookville is owned by Chinese companies. How does that work then? Is there some loophole involving a local subsidiary or something?

The article linked in the OP is not new. The latest data point is 2017. The stated growth rates are pre-Covid. I won't comment on the rest of it, life's too short.

And here's Reid, all grown up and showing of his "best investment in Cambodia (of 10 he claims). A 112 sm 3rd floor apartment, down a long and grotty alleyway, horrible a night, and up narrow stairs (he speeds up the video at that point). I think it is street 114.
He paid "about" $80000 for it and it took 3 months for the renovation. It bet it stands him in $110,000+.
He claim all these types of building will be knocked down for malls and new office blocks in 20 years and these will then be sold at a premium. At 4:20 on the video he claims, "this is already starting to happen with people buying apartments at a 2-300% premium over appraised value"
Are they really? Where? Not his one, that's for sure.
Think what $100k of land in Kampot or Kep in 2017 would be worth today?
Anyway, here you can see Reid in action, he really is a piece of work. Hold onto your wallets, he's very persuasive.
