Massive Chinese Developments for Phnom Penh

Phnom Penh has not been forgotten by the Chinese investors. Two very large Chinese development projects for Phnom Penh have been announced recently. Wonder who will be the 10,000 companies selling their goods ? And what will be the nationality of the tourists buying all those goods ?
I think Phnom Penh residents might be in for a shock, due to the scale of the development announced here. Changes on the riverfront will be noticeable, and immediate. If it's anything like Sihanoukville, the Chinese will move quickly to get construction underway.

Chinese company to build ‘biggest commercial centre in Cambodia’

Yunnan Shengmao Investment (Cambodia) Co., Ltd yesterday started the construction of a $1-billion commercial complex in Phnom Penh’s Boeung Salang village.

The land, located in Russey Keo district, was leased by Phnom Penh Autonomous Port (PPAP).

Chen Tai An, director of Yunnan Shengmao Investment, said the project, known as Triumph Commercial Centre, is in line with China’s Belt and Road Initiative (BRI). He said the project will bring the two countries closer.

“We are constructing an international commercial and tourism center. There are about 10,000 companies with 100,000 types of goods that will occupy the complex,” Mr Chen said, adding that it will be “the biggest commercial centre in Cambodia connecting to the rest of the world through BIR.”
He said the first phase of the project will be completed by the end of next year, with the whole development finished a year later.

Last month, PPAP leased nine hectares of land along the Tonle Sap River for 50 years to Chean Chhoeng Thai Group, a subsidiary of Yuetai Group, a major Chinese real estate developer.

PPAP was paid $16.5 million for the deal, which will see the development of the area that stretches from Chroy Changvar Bridge – also known as the Cambodia-Japan Friendship Bridge – to the Night Market into a commercial complex.

I'm not a real estate expert, but that seems rather cheap to me.

Doesn't say the land was bought for that. Maybe the price paid to kick the present occupiers off the land and lease it for 99 years.

That's $320,000 per year at $35,500 per ha [ or $3.50 a sq m .]

They couldn't lease the land until they changed the law, which they recently did (the land was "public" land). Pretty thin strip really.

If you think traffic is a bitch along there now....how the hell are you going to service a complex there on that puny road?

Due to the military strangle hold on Thailand there’s hardly any direct foreign investment these few years. Cambodia is very I lucky to have such mega investments. I’m sure it will greatly benefit the Cambodians especially its main and sub contractors and even service providers.

Yes, let the buildings keep going up, up, up and the rental levels will come down, down, down. I'm in favour. There may of course also be a tiny little reversal in sale values one day as a result, especially in whatever they build a lot of. In this particular (but particularly massive) case, that sounds like being office and retail.

I hope the Chinese don't bring their construction techniques along with their development projects.

along with the Koreans and Japanese up in Siem reap

Thailand is doing fine with their own projects with their own money
