You have been given some really terrific advice personal and legal, nearly all the readers say they have heard tales of woe. People getting ripped off for all and sundry. my two cents is! would you buy a property back home with the same risk attached as you will be buying here? where You can lose it all! Please remember it's Asia. Where "I think " the rules and morals are a little looser than you may be used to. Sorry but I would say don't buy "do not buy" ! Or as one of the previous posts was wait 12 months in my opinion a fantastic piece of advice! Rent a really nice place for a year or two and see what's going to happen. My wife said to get one of those pills that'll give me a huge hard on for hours! I brought her back some diet pills, Now I am hiding out in Cambodia for a few years until she calms down!

I would second the above poster and all the other advice.

I fully expect never to see any return on any housing or property invested in Cambodia.

The air conditioned bunker was built specifically to survive the wedding process. When I visited the village, there was no way I was going to survive in the provinces living in a chicken coop.

With the wedding over, the bunker as fallen back into communal family use.

Perhaps, on a final positive note: I met my wife in Cambodia some 20 years ago through a Khmer business associate, lived with her in U. S. for 10 years (got married there) and then we relocated here. I have owned multiple tracts of land, a house, and operated a hotel in SHV - all in my wife's name. I sold everything and built a new house in which we now live - all in her name. I imported two cars from abroad, both registered in her name.

Setup a company with 1-2 Khmer shareholders. That is the only legal way. You will have all the rights alone. You can mortgage and lease the land to yourself as an extra precaution so that noone can cheat. Buying land with a nominee is not legal. If they cheat, you can't do anything.

re sending money from OZ - I used OFX.com - gave a far better rate than the banks and for 10k US sends the local bank fee was $10

Thanks. I did a test with AUDSmart and the difference in the exchange rate was about 2% versus withdrawing from my Australian bank via an ATM (my bank gives really close to the XE rate for the day).This would be significant for a large amount.

How does OFX compare with the XE rate?

NVM - after trying and failing to login and password reset 4 times, then not being able to hear the person on the call centre, I gave up!
