Will go back to him with this idea and if he refuse,no deal,the property is in a good location just off a main road to the border with Vietnam and can be seen from the main road.

This is actually a requirement, all leases and foreign tenants are required to be registered at the Sangkat. Many landlords don't like to do this because then they have to pay the relevant taxes.

Shouldn't be that much deposit unless you're running a business and the lease is for several years. Tell him to fuck off.

As another poster indicated you definitely want to get the lease registered.

When we rented a villa, the owner did not register the lease. The reason? She wasn't paying taxes.,.. AND she was trying to sell the place! Some form of police showed up three or four times looking for her - obviously about taxes. The lease should clearly state that the lease is in effect for the length of the contract under the same terms in the event of a property sale or transfer of ownership.

I paid two months deposit and believe we live in a nice place, and felt it was a reasonable request. I'd just tell you that if it doesn't make sense then don't agree to it. Personally, if its rural I wouldn't pay more than 1 month security deposit. Because no matter what the contract says - no Westerner is going to have any luck with the judicial system nor local police - I figure that since my wife is Khmer and no wallflower - that while we could get thrown out if the property is sold - that we'd at least get our deposit back.

So its buyer beware. Don't hand over more than you can afford to lose in a worse case scenario.

One months deposit for each year of the contract is as much as I would be prepared to pay, the norm is one or two months. 1 year deposit certainly not.
