Investments in foreign casinos have been illegal for Chinese nationals since August. You are just seeing the inertia of projects already in play.
Investments in hotels and resorts are discouraged by official state policy,but not prohibited as yet.

Hate to pop your bubble, but China is also part of the international community. In fact, if one were to base things purely on income and geography, one could argue that the Chinese have a bigger claim than Murika.

It's your opinion, based largely on your subjective views and your negative experience because you can no longer afford to stay there. Can you afford to stay in Vegas on the Strip, or in Beverly Hills? I doubt it.

Chinese characters festoon supermarkets, shopfronts and tour agencies. Casinos have multiplied over the past year, towering awkwardly behind Sihanoukville's cheap hostels and burger vans. Chinese investors are pumping money into the city's property and gaming industries, transforming it from a backpacker retreat into a bustling "Chinatown."

The recent and massive Chinese population influx is causing real problems for the low-income Khmers who are also getting evicted and losing their jobs. Many of them originally moved to Sihanoukville from the provinces with their families to make a better life. Now these are the people who are suffering the most.
Two Khmer families who live near us got told this week to leave their homes before the end of the month. Both families are now stuffed in one room. and they are having difficulty finding another place. Others are facing impossible rent hikes so they can stay where they are, because prices have gone silly.

Problems ahead for sure, bad feelings and conflict between populations. Everything is being done to ensure that local people feel hard done by, and resentment is growing against the newcomers (wrongly, because the Chinese workers are not responsible for the situation).
Development in Sihanoukville has been badly managed and is a shambles. It didn't have to be like this. Shame.

BTW Vlad, before you say another word about SHV today, you'd do well to see what you are talking about. Anyone who hasn't been here for 6 months doesn't have a clue. You cannot imagine how fast it's changing.
You go away for a few days, and when you get back they've built a 4-lane road out the front, a skyscraper out the back and a shopping mall on the cow paddock next door. I kid you not (or not much.)The road is already cracked and pitted from so many trucks, the skyscraper is sinking into the swamp, and the cows are shitting in the mall because where else can they shit ?

I know how fast it's changing. I also don't like it. But that's simply because I don't like crowds/ built-up areas anywhere.

But I don't believe that simply because the Chinese are doing it that it's 'wrong'.

The Murikans created Pattaya, I'm sure it was quite nice and rural before.

What makes this so different, when Pattaya was so acceptable?

If you say you don't like it, i agree 100%. If you say it's unacceptable because the invaders are Chinese, then we need to talk about why.

Easy. Turn your phrase around. I'm saying that Chinese occupation or colonialism is no more acceptable than if it came from any other foreign power.
And May was a long time ago on the timeline here, really.

Without looking at the Western expat changes you should look at the changes for the average Khmer population. They are the ones most affected by all the change. Businesses get shut down on the beaches, the small shops outside buildings, the small cafes.
I have friends in PP who spent holidays in SHV but now either the guesthouse is too expensive or they have no vacancies.
SNV was a place the average Khmer could visit. Now it is not.
Are they pissed off...................... yep

Yes, agree, what Khmers think an dhow it affects them is probably of more relevance...and that might affect what happens in the future.

I bought a block of land with some friends to do an apartment development in September 2016. I believe it is worth 3 times what we paid as st a couple of months ago. We are now planning on selling up and developing in an up-comming different location.

I made an offer on another property last year about september at $150/sqm (it was worth $175 IMHO), now IMHO they would get $400/sqm for it.

I value property for a living.


The market is nuts.
