30sqm - I should just manage to get 30 students in. $240 x 30 for 3 month term = 7,200 x 2 classes plus all the money I would make from the school shop and charity donations. That could work out nicely for me.
I would have to sell off the furniture, but I'm guessing you're just the agent, so I could cut you in on a percentage deal.
