As long as there is Chinese money to launder, people will continue to buy Phnom Penh real estate. I don't see a bubble bursting anytime soon. In the long run I see it becoming problematic if a large enough percentage of the condos citywide are empty because no one actually lives there. Are that many Chinese leaving en mass to get away from the pollution that they are going to occupy 40-60% of Phnom Penh housing in the future? I'm not so sure. Build it and they will come is definitely heading out into uncharted waters.

Today I noticed two large business on Mao Tse Toung had closed down and large '' for rent '' signs put up. With the ever increasing property valuations going up, greedy landlords are trying to extort even higher returns when leases are due for renewal, making it impossible for a business to run at a profit after all the expenses, rent being the major one.
One place I see everyday is just two doors from ''larry's ,, the Lyon D'Or, which has been vacant for over 7 months at $2500 per month. A wise business person would drop the rent for the first year or two at least get some return on the property. Losing 7 x $2500, takes a lot to recoup the losses
With many more smaller shophouse places also up for rent , I am sure we are starting to see the start of the downhill slide to a bust.,, 18 months from now will be an interesting time for Cambodia for those that hang around.
