the price room for one night is beetween 35$ to 60$. we will take a low average of 45$
If is a bad year and you are not professionnal, you will turn around 40% occupation rate
45x12x30x12x0.40=77760$
staff+elec+water 1000$
3500x12 42000$
invest back 35760$ without restaurant, bar, and agency....

but you can find a bar at 5000$ and sell beer at 0.50$... Is not better or worth, just different business

So respect each of.

advice to future hotelier, it is better to own the land in which the hotel is sitting on

10 years rent is $300,000.
$1000/mo staff,water and electricity $120,000
$85,000 asking price
All comes to $505,000. + supplied and owners salery for 10 years.
Seems a little optimistic for 11 rooms even here in the Kingdom of Wonder.
But I'm sure the landlord will be happy

That's the archelles heal of Otres, the land has long been taken and held, only to be let at ridiculous prices which some forrigners seem quite happy to do. Then proceed to spend 50-150k$ (and much more for a few of the resorts on Otres2) on somebody elses land! Sure some make money but many don't. Bungalows like these rent out for 500-700bht on many quieter Thai beaches, not 40-60$. Rooms at the end of Otres 2 are around 100$+ for a double with a pool. %)
