Softtitle to hardtitle

Who has experience to convert a softtitle into a hardtitle? It seems they allready started to convert it for free ( district by district). But I'm wondering about the process as I wanna get now a hardtitle.

Source ? Long time they say this is happening. Legally it's possible since 2010 I think, but it's not getting done.
And no way the hard titles are for free. At least 4-5% from memory, could be more.

Ok, my information conflicts with your information, but good luck to you. As I said, let us know how you get on.
And just off the top of my head, around 80% of land titles in Cambodia are soft titles, so even your information is correct it will take many years to convert them all.

I'm doubtful. Very little is for free. Ever. Why would it be ? Who will pay for you ?
Even if a K440 member says so.
Let us know when you get a free hard title. Then I can eat my hat, or something. :hattip:

Only free when it's your turn to get for free, systematic. And they make it free because they wanna collect TAX. Hardtitle pays tax

From what I can gather, you're right, but as with everything you want done in a government department here there is an ''unofficial '' fee to be paid . The land I bought a couple of weeks ago came with a soft title and copy of the hard title of the seller. My family tuk-tuk driver is in the village right now having it all changed to a hard title . A phone call from him says it will be costing around $500 and 30 days ?, so will give updated info when he returns.

diesel,,, I think in your case yo may be better off leaving your property as soft title and giving the buyer a extra $2,000 to do the hard title themselves. It may sound a lot
even after you have lowered the sale price,,, but ,, do you really want to put your life on hold and just hang around for months or even years to sell it .?
Get back to your own county if that's your intended idea, live the life you want ,,, , you can make up those losses in a few months if you have a good job.
Your second option is to let friends or family '' squat '' on the property, and forget about it, knowing that you can return any time you want.. Just remember to live the life you want and dont let a bit of land and buildings hold you back.

Thanks for your answer, you know the step by step story to get a hardtitle? I think first to the village chief to get history + papers. And after that to the land office??? It not sound difficult, but probarly reality is different.

Yes I sell land with softtitle, but I'm not in a hurry to sell. Orrrr better said, I have a amount In my thoughts that I want for it. A Khmer allready did a offer, but I refused. It's allready cheap.
Many people have intrest ( foreigners) but most are has really a obsession of hardtitles, most not even know the difference, but they read or. Hear something about the safety of a hardtitle. Softtitle is also "safe", if you use your brains. In my case there is a wall around my land, previous owners live nearby. So history is easy to check + they can check if my gf is Really the owner of the land. But still they wanna pay alot more of a hardtitle. In kampot ( last years) prices of land with hardtitles where alot higher as softtitle land ( some agents earn alot in kampot), and especially In kampot there is a hardtitle virus. Almost all people that contact me from kampot ask about soft or hardtitle, softtitle not intrested. I also offered them to put price down, so they can do the process by them self. But they are afraid to do it?? So maybe I go do it by myself, and after I get the hardtitle the price go up offcourse haha.

Btw people that are intrested in my land, I ask 30000, and that's a unbelievable fair price!!! And yes, if u read good, I lower th e price so u can get the hardtitle.

Yea,, I recon the price you are asking is already cheap, but dont put your life on hold just waiting for a few thousand dollars. You can easily make up for the dollars lost, but you cannot make up for the time lost.
